Over 30% of the population in Hungary has received the first vaccine. And more than 1,300,000 people took the second dose.

If Hungary manages to maintain this rhythm, it will certainly be one of the first countries in Europe to emerge from the pandemic.
.. by the end of May or the beginning of June.

Viktor Orbán: Oltre il 30% della popolazione é stato vaccinato. Le prossime sei settimane saranno decisive per uscire dalla pandemia.

The market of the apartments on sale is now breaking all records.

This is what just said Ingatlan.com portal.

In fact, in the first half of February, 3,464 new properties in Budapest have been sold. In previous years, in the whole month of February, the number of new apartments sold was less than 3,000.

The last time so many new apartments were built was in 2009, with the government of Gordon Bajnai.

Although the coronavirus outbreak had a negative effect on the housing market as a whole in 2020, a significant portion of the housing construction began in previous years was completed last year.

And this is evident in the current results.

In fact, 28,208 apartments were built during the coronavirus crisis, 34% more than in 2019.

6,341 apartments were built in Budapest, 8.6% more than in 2019.

It is interesting to note that one third of the new housing constructions in the capital were built by the 11th district.

In Budapest, the average price of new homes is 892,000 HUF (about 2,500 euros) per square meter.

Here is the breakdown of the average prices:

Pécs 576 thousand HUF,
Debrecen 642 thousand HUF,
Kecskemét 614 thousand HUF,
Nyíregyháza 434 thousand HUF,
Tatabánya 431 thousand HUF.

Compared to 2019, a sharp increase in the new real estate market can be measured in the Southern Transdanubia region (181%) and the Southern Great Plain (170%), while 13% of homes were built in Central Transdanubia and Northern Hungary. in less.

The incentive system launched by the government seems to give the right boost to the real estate market.

Buying a house in Budapest

How much do we pay to buy a property in Budapest?

> Lawyer: 1 - 2% of the property price (In Hungary, the sale is managed by the lawyer and not by the notary).

> Registration tax: 4% of the price of the property (this tax must be paid to the Hungarian State after receiving notification of the registration of the new owner by the Hungarian Revenue Agency ... usually within 60 days from the purchase)

> Annual property tax: approximately Euro 3 per m2 for the apartments and approximately Euro 4 for the villas.

- Other general information:

Despite the particular requests of the seller, at the signature of the contract, the buyer pays, in addition to the expenses of the lawyer described above, 10% of the amount of the property.

The payment can be made in cash or bank transfer.

The remaining sum can be paid later easily, throughout bank transfer.

- Price of real estate in Budapest

In the center of Budapest, 5th district, real estate properties cost around Huf 1,000,000 per m2 (approximately Euro 2.900).

Just ouside the V district and always remaining in the central area of districts VI, VII, VIII, IX and XIII (the ones close to the V district) the houses cost around Huf 800.000 per m2 (about Euro 2,300).

Districts V, VI and VII are the best districts for investments related to the tourist / student / expat rental.

House prices in Hungary, like all over the world, vary depending on the size, conditions and the area of the apartment.

Within the same district, as in all cities in the world, there are streets more requested than others and areas where it is not good to invest.

I remain at your kind disposal should you need further details.

Is the crisis a great time to invest?

Is Hungary the correct place to invest?

Hungary is a country in Central Eastern Europe that has attracted millions of tourists, students and expats from all over the world in recent years.

Hungary is also a favorable destination for businesses: the Hungarian workforce is highly educated and specialized but cheap, direct taxes among the lowest in Europe, bureaucracy aimed at simplifying business activities.

Large and small European companies have slowly and steadily set their factories and offices here.

Many people have moved here permanently, attracted by its natural beauty, the charm and efficiency of Budapest, the convenient taxation, the low unemployment rate, as well as the low cost of living.

The pandemic, with the closure of the borders and the devaluation of the forint, has frozen this positive trend, creating a favorable state to make interesting real estate investments?

If it is true that vaccines are upon us, that soon we will return to a normal life, what better time to make a real estate investment by taking advantage of the uncertainty tail and the 10% devaluation of the forint and be ready for the reopening of markets (tourism first of all) ?

My name is Paola Nori, I am a Property Finder and I am available for any information on the real estate market in Budapest.

Huawei increases its investments in Budapest

Cooperation between Hungary and China has never been so solid, Minister of Foreign Affairs and Trade Péter Szijjártó said today.

Huawei will soon establish a brand new research and development center in Budapest.

It is important that the Chinese company announced such a significant investment in Hungary, even during this pandemic period.

Péter Szijjártó said the focus of the new research and development center will be on artificial intelligence, streaming, image processing and signal transmission technologies, as well as extremely broad distribution systems.

The development offers the opportunity to enhance the reputation of Hungarian technical and engineering knowledge.

The minister stressed that Huawei was the first Chinese company with which Hungary entered into a trade agreement seven years ago.

The minister thanked the company for its donations to control the epidemic.

One of the main objectives of the strategy is to establish close, pragmatic and mutually beneficial cooperation with the People's Republic of China: last year China became Hungary's 10th most important trading partner.

Over the past 10 years, the country has received $ 5 billion in Chinese investment, Chinese companies employ 15,000 Hungarian workers, and Hungary has 8 Chinese strategic partners.

In the first 8 months of this year, trade turnover increased by 19%, while Hungarian exports to China also increased by 10%.

Cai Lingyu, CEO of Huawei Technologies Hungary, said the company has been present in Hungary for 15 years and in Europe for 20.

As one of the world's leading information communications solution providers, the company has invested $ 1.5 billion in Hungary since 2005 to become the largest Chinese investor in the country.

In 2009 the first plant was installed in Hungary, then in 2013 it was implemented to become Huawei's largest supply center outside China, the Europe Supply Center.

The company has nearly 2,400 employees.

Huawei has considered Hungary a key location for the past 15 years because it provides a balanced and open working environment for the company. He added that the company is engaged in Hungary and plans to expand its activities in the future in, among other things, university partnerships and adult education.

The turnover of Huawei Technologies Hungary in 2019 was HUF 77 billion and has paid HUF 83.4 billion (USD 277 million) in taxes over the last 5 years. The company works with more than 600 Hungarian partners and is involved in strategically important developments such as the Superfast Internet Program.

Hundreds of millions of investments will come to Hungary in the coming months from South Korea.

"Last year was an exceptional year, because for the first time in decades, most of the investments did not come from Germany, but from South Korea," said Foreign Minister Péter Szijjártó, who yesterday visited the capital of South Korea.

"Korean companies are particularly satisfied with the conditions in Hungary, greatly appreciate the political stability, love, skill and diligence of the Hungarian people and particularly appreciate the lowest taxes in Europe "said Péter Szijjártó.

There will be no significant increase in the number of infected people from Covid in the coming weeks.

Based on samples taken from wastewater, the number of active coronavirus cases is not expected to increase in the coming weeks, said Márta Vargha, senior water hygiene expert at the National Center for Public Health (NNK), today on radio Kossuth.

Márta Vargha said that the waste water test started in May, i.e. during the outbreak period, first in Budapest and then in all the county cities.

Since then, wastewater has been sampled once a week to measure infectivity from the amount of coronavirus-contaminated material, he added.

He explained that according to international experience, if the samples taken from the waste water indicate an increase, this is followed by a growth in the number of active cases, in 4-10 days, perhaps two weeks.

A szennyvízből vett minták alapján a következő néhány hétben nem várható, hogy az aktív koronavírusos esetek száma megnő.

Hungary is one of the safest countries in terms of the coronavirus epidemic.

In order to protect health security in Hungary, the government has divided the countries into three categories: green, yellow and red.

The color codes indicate restrictions on entry.

Red countries: Albania, Bosnia and Herzegovina, northern Macedonia, Kosovo, Belarus, Montenegro and Ukraine. Foreigners from these countries cannot enter Hungary. Hungarians from these countries will be quarantined.

Yellow category: Romania, Bulgaria, Portugal, Sweden, United Kingdom, Norway, Russia, Serbia, Japan, China and the United States. Foreigners from a yellow country must go to quarantine.

Those with one negative coronavirus test for a yellow country and two negative tests for a red country will be exempted from quarantine.

For the moment, Croatia is in the green category. Anyone who comes from here, however, will be randomly checked.
