I witnessed the absolute peak of 2019 â 14 million guest nights, record international turnover.
I witnessed the Covid collapse (â77% in a single year). But while many closed their doors at that time, I continued analyzing international trends and data even during the forced pause. Thanks to that deliberate preparation, I emerged from the pandemic stronger and with higher profitability than when I entered it.
I also witnessed the 2022â2023 recovery, which turned into a brutal price war driven by volume-chasing. In autumn 2023, despite record-breaking tourist numbers, prices stagnated due to oversupply.
The equation was clear: Budapest had become too cheap and was serving an unsustainable model of mass tourism.
Now, however, I see a structural, data-backed turning point in the market:
âĄïž Supply contraction: The moratorium has closed the market to new entrants, and approximately 2,700 listings have disappeared due to regulation in District VI.
âĄïž Growing demand: According to KSH data, Budapest tourism got off to a +7.2% start in January of this year.
đ° Record revenues: RevPAR already exceeds pre-pandemic levels by 26.4%.
âœïž Season opening at peak: On the Champions League Final weekend, the city is heading into summer at maximum occupancy and premium pricing.

The value of licenses and legal, professional operations has risen significantly.
â»ïžThe biggest change is not in the regulations â it is in the fact that Budapest has finally begun moving toward quality and sustainable tourism. Behind the higher RevPAR lies more affluent, premium demand.
The MTU strategy is clear â and as an operator, I fully support it: the goal is longer stays, higher local spending, and a more conscious, more respectful traveling audience.
The market now rewards those who offer quality over quantity and think long-term and sustainably. Those who operate with a legal license, a standout property, and deliberate pricing are enjoying the best position of recent years.

âThe only question that remains: which path will Budapest ultimately choose? The chase for sheer numbers â or the position this city truly deserves?
