🏠 Prague saw the sale of 10,714 older apartments in 2025, the highest number in six years, marking a 16 percent increase compared to 2024, according to an analysis by the real estate agency Maxima Reality.
The study, based on data from the Czech land registry, also shows that prices for these apartments climbed over 11 percent year-on-year, with a square meter selling for roughly 143,000 crowns by the end of the year.
The report highlights that the price level of older apartments now mirrors what new developments sold for several years ago, although the growth in 2025 was slower than in previous years.
Sales of apartments in new development projects also reached record levels last year.
“Demand is being fueled both by people looking for their own housing and by investors purchasing real estate,” said Jakub Šolar, sales director at Maxima Reality. This pattern aligns with trends seen in Brno and across the Czech Republic, where apartment sales also grew by 16 percent.
Developers also reported strong sales in new residential projects. Data from Central Group, Skanska Residential, and Trigema show that 7,800 new apartments were sold in Prague in 2025, an 8.3 percent increase year-on-year and 350 units more than the previous record in 2021.
