Indonesia property: HGB vs “Leasehold” (Hak Sewa) — not the same thing.

HGB (Right to Build) = a registered land title used for buildings. Often structured up to ~80 years total (depending on the setup). After the full term, you can apply for a new HGB grant/certificate again if requirements are met (not automatic).

Hak Sewa (Leasehold) = a private lease contract with the landowner (Usually 20-30 years plus extension). Terms vary, and many leases say the extension price will be agreed later based on future market value (sometimes using independent valuers).

If you’re comparing deals, always ask: Is this a registered title (HGB) or a lease contract (Hak Sewa)?

Today we’d like to spotlight our architects - without them, we couldn’t have achieved the thoughtful layout and warm, cosy feel we were aiming for.

As an architect myself, I believe in “less is more” function comes first, but the best outcomes happen when design and practicality work seamlessly together.

We reviewed five established architectural studios and chose the one based right here on our island. That local advantage matters - especially with the added complexity of building on a hillside.

It’s been an exciting few months refining every detail, and the results truly speak for themselves.

❤️ “Kodō” (鼓動) means heartbeat in Japanese.

Home needs a heartbeat - and that’s the feeling we’re building for in Lombok.

We launched KODO Living a couple of weeks ago, starting with KODO Sunrise Villas - a boutique hillside community designed for open, natural, timeless living.
