The "grey area" of Bali villa rentals has officially closed. To remain compliant, property owners must navigate these specific requirements:

Corporate Structure: Foreign individuals cannot legally operate rentals personally. Properties must be managed under a PT PMA (Foreign-Owned Company) with the specific KBLI/license for short-term rentals.

Zoning Strictness: Your NIB must be linked to a property in the correct zone. Commercial rental activities are strictly prohibited in Green (Agricultural) and Yellow (Residential) zones.
