Advice for forest owners affected by storm damage🌲

At Cox & Walsh, we are advising clients and members of the wider public to take note of an important Government support now open to forest owners affected by storms Darragh and Éowyn.

The Reconstitution Scheme for Windblown Forests has opened with funding of up to €55 million to assist eligible forest owners with the cost of restoring and replanting storm-damaged forests. The scheme is designed to support the reconstitution of affected lands, which will be a significant concern for many landowners following severe weather damage.

Under the scheme, 75 per cent of the grant will be paid in the year of replanting, with the remaining 25 per cent payable after four years. Applications must be submitted by a registered forester through the Department’s online system, and a valid felling licence is required as part of the process.

Landowners should also be aware that the level of financial support available will depend on whether the forest was insured for reconstitution costs at the time of storms Darragh and Éowyn. For that reason, anyone affected should engage with their registered forester as early as possible to review eligibility and begin the application process.

For forest owners dealing with substantial storm loss, this scheme may provide an important pathway towards recovery and replanting.

Further information is available from the Department of Agriculture, Food and the Marine here: https://www.gov.ie/en/department-of-agriculture-food-and-the-marine/press-releases/reconstitution-scheme-for-windblown-forests-opens-for-applications/

What is the Vacant Above the Shop Grant?

Vacant above-the-shop properties deserve a fresh look in the current market say the local Leitrim, Roscommon and Longford property experts at Cox & Walsh.

One of the key reasons is the Government’s Vacant Above the Shop Grant, which can provide up to €95,000 for the first residential unit created, with a further €20,000 for a second unit and another €20,000 where three or more units are delivered, up to a maximum of €135,000 per building.

From a sales point of view, that is significant. It means purchasers may now see far greater potential in properties which have been vacant overhead for years, particularly in towns and villages where there is clear scope to create residential accommodation. The scheme is administered through local authorities, and applies to eligible vacant space above a commercial premises.

For owners, that can translate into stronger buyer interest, broader appeal and, in the right case, better value on the open market.

If you own a vacant above-the-shop property and are considering selling, or simply want to understand what it may now be worth, contact Cox & Walsh Estate Agents, The Property Exchange, Dromod, Carrick on Shannon, Co Leitrim, on 071 96 58600 or visit coxandwalsh.ie.
