🚨 MAJOR UPDATE - 45m² GARDEN HOME PLANNING 🚨

This just moved a big step closer, see below what big change has been added.

The Government has now brought proposals to Cabinet confirming plans for 45m² garden homes in back gardens - and the detail is starting to become very clear.

Key points:
🏡 Up to 45m² detached garden homes
💡 Must meet full building regulations
🚪 Separate access required
📏 0.6m from boundaries
🌿 Minimum 25m² garden space to remain
💧 Connection to existing services is expected as sufficient.

💰 BIG CHANGE:
These units are now expected to be allowed for rental, with up to €14,000 per year tax-free under the Rent-a-Room scheme.

⏳ TIMELINE:
The regulations are now at Cabinet stage and are expected to progress through the Oireachtas in the coming months, with implementation likely later in 2026.

🚨 BREAKING NEWS - PLANNING LAW UPDATE 2026 🚨
After a year of waiting… finally some clarity.

Minister for Housing James Browne and Minister of State for Planning John Cummins have confirmed that new planning exemption regulations for detached garden living units are now in advanced draft stage and are expected to be brought before the Oireachtas around Easter 2026.

This is a major step forward for homeowners across Ireland.

The proposed regulations are expected to allow garden homes of up to approximately 45m² - including log cabins, timber-frame homes, granny flats and small CLT homes - without full planning permission once enacted.

🏡 This opens real opportunities for:
• Family annex accommodation
• Starter homes at home
• Age-friendly living spaces
• Smarter use of existing sites

At Éire Log Cabins, we’ve been preparing for this moment for a long time. Our traditional Irish cottage and small home designs already sit within the expected exemption size range and are built specifically for the Irish climate, using proven construction methods designed to last for generations.

Minister Browne has confirmed the regulations are progressing toward the Oireachtas stage, with further announcements expected soon after.

IMPORTANT:
Current planning rules still apply until the new exempted development regulations are formally signed into law later in 2026.

📍 Image 1: On Tuesday morning, Cathal Nolan from drew a line across Ireland. He predicted that everything west of this line would likely face Orange and Red Warnings from Storm Amy on Friday.

📍 Image 2: Met Éireann’s official warnings this morning (Friday, 8am). Almost identical to Cathal’s forecast – the only difference being that Cathal had it 3 days earlier.

That’s what we call accurate and dependable forecasting 👏 – giving people plenty of notice to prepare and plan safely.

📢 New Planning Law Information

🏡 Big update on proposed planning exemptions in Ireland:

The Government has officially launched a public consultation on a major change to planning laws — which would allow homeowners to build a detached habitable unit up to 45 m² (e.g. a garden cabin, granny flat, or home office) without planning permission.

This exemption would apply to units built at the rear of your property, as long as they:

- Are subordinate to the main home
- Comply with building regulations
- Maintain at least 25 m² of garden space
- Don’t overload private wastewater systems

The Government is also considering allowing subdivision of homes into 2 separate units, without full planning, to support multi-generational living or care needs.

Took a little walk around the show yard today — sunshine, great atmosphere, and plenty to see! Dandelion Bees are here with their amazing honey products, Martin's Garden Centre Nurseries Ballybrittan is in full bloom, and not a whisper of Storm Floris (for now!).

Ireland's Weather Channel say it’s set to stay lovely all day, so if you’re nearby, drop in and have a stroll around! 🌻🍯🌿
