🚨 MAJOR UPDATE - 45m² GARDEN HOME PLANNING 🚨
This just moved a big step closer, see below what big change has been added.
The Government has now brought proposals to Cabinet confirming plans for 45m² garden homes in back gardens - and the detail is starting to become very clear.
Key points:
🏡 Up to 45m² detached garden homes
💡 Must meet full building regulations
🚪 Separate access required
📏 0.6m from boundaries
🌿 Minimum 25m² garden space to remain
💧 Connection to existing services is expected as sufficient.
💰 BIG CHANGE:
These units are now expected to be allowed for rental, with up to €14,000 per year tax-free under the Rent-a-Room scheme.
⏳ TIMELINE:
The regulations are now at Cabinet stage and are expected to progress through the Oireachtas in the coming months, with implementation likely later in 2026.
