As John Fogarty MIPAV MCEI mentioned on LinkedIn yesterday, many property buyers could use at least some advice as they choose their new home.

This is the kind of advice I offer in my Tuesday property buyer's advice sessions. These sessions last one hour, cost €145 & VAT @23%.

Here's how it works. Buyers come to me with whatever is causing them frustration and we talk through these issues. The kinds of things I find buyers wanting to talk about are:

- I'm not sure if I want to move or not
- I'm not sure which of these properties to go for.
- I'm constantly being outbid.
- There's nothing out there to buy
- I need to sell before I buy, how do I sequence the whole thing?
- I'm not sure where I want to buy
- I'm living abroad and want to buy in Ireland, how do I do it?

I have a clear six step process that I go through with each buyer to see where they are getting stuck and what to do about it.

In our rush to get in and view a property, we may forget to pay attention to the physical site the property is built on.

The physical site that a property is built on and it's location on the road, can make a huge different to how safe and sound it can be to live in .

Here are 7 examples of what I mean.

1.Houses with steeply sloping gardens - These houses often have steeply sloping driveways that can be slippy to drive in or out of in icy weather. They often need serious ground work to allow you to use the garden eg. creation of stepped levels….expensive work - Stepped levels often involve decking, this can get damp and dangerous and expensive to maintain - Steeply sloping gardens can be hazardous for small for children - Water drains down the hill into the house causing damp



2.Houses at sea level or close to a river. These houses can be at risk of flooding from sea or river. You need to bear in mind that rivers are sometimes underground. You can check out whether the house is on a floodplain or not using www.floodmaps.ie



3.Under extreme pressure from traffic front and back Ideally you don’t want a busy road immediately at the front and at the back of the property. it can make a house feel under siege on both sides and make it hard to feel relaxed in.



4. Not enough transition space between house and traffic - This is where a house lacks any layer of buffering between it and traffic eg. no front garden, no parking space, no porch just big traffic within one or two steps of your front door. - often occurs when a small road has become widened and is now a major traffic artery.



6. Burdened by Infrastructure This is where a house has a bus stop / bin / bench / lamppost etc right outside the front of the house which could be a bit of a nuisance when you're living in the house eg. bus -stops attract people and litter, bins can be messy, lampposts can make your house too bright all night long. Double yellow lines can make it hard for visitors to park. One way roads often necessitate an extra loop when leaving or arriving home.

7.Overdeveloped site - An example of this is a 4 bed house built in a terrace style, with no way to bring bins or bikes around the back, no off street parking and no front garden. Many such properties were built during the Irish property boom 2000 - 2006 where developers built as intensively as they could on sites. This intense development often means that the bedrooms are on two different levels ( first and second) which is not ideal for families with small children who want to have everyone on the same level. rather than a semi d - no off street parking - no front gardens - house narrow and on several levels ( not family friendly)

Sometimes it's hard to choose between two properties.

When you are buying a property, remember that the estate agent you are dealing with is acting on behalf of the seller.
The seller has access to this estate agent’s advice and guidance throughout the whole sale process, whereas the buyer is usually acting without any support.
However, things are changing! Buyer’s Agents like me are becoming more common.
Not every buyer needs a full buying service, but most buyers could do with some expert help along the way.

Is there any hint that this property might have flooded in the past or be likely to flood in the future?

The name of the road can be a clue that there's water somewhere close by even if you can't see it eg. Watercourse Rd. Mill St, River valley drive etc

If in doubt, ask the agent if the property has ever flooded . You can also check out the property on www.floodinfo.ie

Buying a property is a time consuming and often stressful business.

My suggestion is that you reduce the type of extra stress and "mind boggle" that happens when you're looking at properties in a million different locations.

Don't distract and confuse yourself by looking all over the place. choose just three areas where your max budget can buy you a property that meets your minimum requirements in terms of bedrooms.

Start your search with your favourite area. If you don't find a property here or if the bidding keeps going above your max budget, then move to your next favourite location and focus your search here.

In your eagerness to physically get in to view the property, don't forget to take a moment to actually stand in front of the property and look at it.

You're doing this to get a feel for the condition of this property. Does the roof have a noticeable dip? Are the gutters in good condition or leaking? Are there big damp looking stains on the walls? Do any cracks look like they're worthy of investigation?

Does anything put you off or ring an alarm bell?

Don't wait till you're sale agreed. Start getting recommendations for a solicitor, a surveyor and a builder right now .

If you get a recommendation now for a solicitor, a surveyor and a builder, than you can start to follow them on social media and get a feel for their style and their service . You can also read up on their blogs and/or free downloads / guides etc. You'll also be able to ask about their fees service and shop around if you wish . This way you won't feel so out of your depth when you're sale agreed and need to provide the name of your solicitor and organise your survey.

Once you're sale agreed you'll want these people immediately....don't put yourself under the extra pressure of needing to find them in a hurry.
