On the doorsteps of the city we are offering for sale: 41 Caledon Road East Wall. This is a 2 bed redbrick which dates back to the turn of the last century. It has had upgrades over the years but would confess under interrogation to having a damp issue which needs treatment. The kitchen is past it's best too. On a brighter note the windows are modern and the gas heating is also good. Great location, only a short walk over Johnny Cullen hill to the IFSC. Airtricity are sending a demand for payment to a property we manage. Tried to call them , held for 11 minutes then gave up. Sent them an email instead and this is the response.

Came across this by accident, I'm sure there are quite a few redundant back boilers in Ireland with fire still in use.

HSE is issuing this safety alert for the attention of individual homeowners, tenants, landlords and the plumbing/heating industry. This is to raise awareness of the potential dangers of lighting a solid fuel fire when a redundant solid fuel back boiler has been left within the fireplace.

Anecdotal evidence from buyers indicate that some agents are totally ignoring Covid 19 guidelines for viewings with no regard for buyers. A potential buyer viewing with me last week claimed that she arranged an appointment to view a property and arrived to find an open house. There were children and multiple buyers wandering freely and playing excuse me as they passed in the narrow hallways. She said she queried it with the agent and he laughed it off suggesting it will be grand. She declined to go any further and walked away from the house. We all believe that the bug is nearly gone but why take a chance when you don't have to? If you are arranging a viewing this week ask the agent to confirm he is following the PSR recommendations for viewings. Only one person or couple are allowed in the house at any time per 15 minute viewing. The agent must wait outside and if it rains he gets wet. All viewings are by appointment only. Wear gloves and a mask as it keeps people away from you! Look after yourself and report any agent who isn't toeing the line to www.psr.ie

As part of our work handling probate sales we also clear property, finding alternative homes for the deceased's treasured possessions, going out of our way to ensure that as much as is possible is reused. We have been asked by a client who's apartment we are selling to find a club or charity that would like a full sized Stiga folding table tennis table and a foosball table. The recipients have to demonstrate they have the space to use them and we will want a picture to confirm they are in situ. Landlords profits will be hit anew in 2020 when the RTB bring in compulsory annual re- registration of tenancies. The new annual fee will be €40 per year or €160 for 4 years compared to €90 for four years which is the current fee. That's a whopping 77% increase in charges. There will also be a hidden cost in the time it will take to try and wrestle with the RTB software to try and convince it to take your money.

RTB operates Ireland's National Tenancy Register and resolving disputes between Landlords, tenants and third parties. Governed by residential Tenancies Act 2004. View more information on landlords and tenancies.

In the current climate they would be very difficult to sell so he's a clever man if he can offload them to the council. The market price for the area may actually be less than the cost of building them so if the council refuse them then he will have to decide if he can take a gamble on doing them at all.

A developer has offered to lease close to 500 apartments in Coolock in Dublin to the State for social homes.
