Following an extended and complex planning process, the MetroLink project is now progressing steadily into the next phases of implementation. Transport Infrastructure Ireland (TII) is advancing the statutory land acquisition process, with landowners being advised of the imminent issuing of Notice to Treat documents during Q2 2026.

The impending service of Notice to Treat documentation by TII will mark an important milestone as it effectively fixes the valuation date for the assessment of compensation. Impacted landowners are strongly advised to consult a Chartered Valuation Surveyor in order to review the Notice to Treat documentation and set about the preparation of a statement of claim for compensation on their behalf. Bannon is currently providing advisory services to multiple landowners in relation to the MetroLink Project, as well as other major infrastructural developments across the country.

TII has also formally released tenders for the first phase of construction works for MetroLink to include the programmeโ€™s heavy civil engineering works such as tunnelling, track alignment preparation, stations and a wide range of structures such as bridges and viaducts. Following an initial Pre-Qualification Questionnaire (PQQ) stage, selected applicants will be invited to submit detailed tenders. The combined maximum value of the contract is stated as being โ‚ฌ7.9 billion (excluding VAT) and will be split into two sections, Charlemont to Northwood (Southern Section) and Northwood to Estuary (Northern Section). Current indications suggest that detailed site investigations and enabling works may commence as soon as Q1 2027 particularly at key station locations.

Bannon act as Property Managers for the Boathouse which is an office building located in the heart of Dublin City.

Over a two-year period, The Boathouse experienced extensive glazing damage, with several windows damaged across several levels of the building. Restoring the faรงade to its original standard required careful planning, technical sourcing and investment from the landlord.

As the appointed property management agent, we led the project from initial assessment through to final completion. In conjunction with suitably qualified professionals our team conducted a comprehensive review of each damaged panel. From this it was identified that the original glazing specification was no longer in production due to the age of the building. Working closely with our surveyor Billings Designs we sourced a matching glass specification, confirmed the correct SKU code and incorporated additional protective measures to enhance long-term resilience.

C&L were appointed as the principal contractor to complete the works. Due to bespoke manufacturing requirements, a four-month lead time was necessary for production of the new panels, followed by a further three months to secure the required permits. Because of the buildingโ€™s central location, approval from Dublin City Council for crane access proved challenging. To keep the project on schedule, we designed an alternative installation method using scaffolding up to the fourth floor, enabling the manual installation of panels weighing approximately 125 kg each. For upper-level glazing, a two-day permit was granted, allowing the works to be completed safely and efficiently.

We also procured quotations for protective window film to help mitigate risks of future damage and reduce long-term costs for the client.

In parallel with the glazing works, the landlord invested additional capital to upgrade the buildingโ€™s interior. The ground-floor reception was fully refurbished with a contemporary design, brighter colour palette, new floor tiling, modern lighting, and high-quality designer furnishingsโ€”creating a more welcoming and professional first impression for occupiers and visitors.

Previously vacant office suites were also repurposed into amenity rooms, providing additional shared facilities and enhancing the overall experience for tenants throughout the building.

This project reflects our hands-on management approach, commitment to cost-effective solutions and ability to coordinate complex works in a busy urban environment, ensuring The Boathouse remains a high-quality, desirable workspace for its occupiers.
