A 50% rise in eviction notices just before the new rent rules came into force highlights the uncertainty currently facing Ireland’s rental sector. The long-term impact on both tenants and landlords remains to be seen.

The number of eviction notices issued by landlords rose by 50% in the first three months of this year compared to the same period in 2025 as new rental rules came into force.

Did you know you can get funding to convert a vacant space above a shop to use as a home? 🏠

The Vacant Above the Shop Grant helps refurbish empty spaces above shops or vacant properties so they can be lived in. 🏡💡

💸 You can get up to €95,000 if you create one home above the shop, and more if you create more than one home. You can also get up to 20% more than the standard rates if you live on an off-shore island.

👷 There are grant limits depending on the type of work you do to the property.

You may qualify for the grant if:

✅️ The property is vacant for at least 2 years (the shop part doesn’t have to be vacant)

✅️ It was built before 2008 🏗️

✅️ You plan to live in it, or rent it out long-term and register it with the RTB

✅️ You're not a registered company or developer

✅️ The commercial space in the building stays there for at least 10 years.

You may need to return part (or all) of the grant if you sell the property within 10 years.

📝 To apply, complete the application form and send it with supporting documents to your local authority.

Need help buying or building your first home? 🏠

The First Home Scheme gives you up to 30% of the cost of your home in exchange for a stake in it. 💸

You must be either:

✔️ Buying or building a first home

✔️ A fresh start applicant who is buying or building a home (Fresh start applicants are people who are separated or have gone through bankruptcy)

✔️ A tenant who wants to buy the home you’re renting because your landlord is selling it

You must be over 18, live in the property, and it must be newly built. Your home must also be within the price limits for your area.

Wondering how long you can stay in your rented home? 🏠

If your tenancy was created from 1 March 2026, new rules apply. 📜

📅 After 6 months renting without getting a valid notice of termination, your tenancy becomes a tenancy of minimum duration.

📅 A tenancy of minimum duration lasts for 6 years and renews every 6 years, unless it is ended for one of the allowed reasons.

During the first 6 months, your landlord can end your tenancy for any reason. After the first 6 months, your landlord can only end the tenancy for specific reasons.

As a tenant, you can leave at any time during the 6-year period.
