📢 IMPORTANT UPDATE FOR LANDLORDS: New RTB Rules Now in Effect (September 2026) 📢
Major changes to Irish rental law under the Residential Tenancies Act officially kicked off on Monday, September 14th, 2026. If you are a landlord, these updates directly impact how you manage notices, tenancies, and compliance.
Here are the 4 key changes you need to know:
1️⃣ The New "7-Day Rule" for Notices
Previously, landlords had to serve a copy of a Notice of Termination or Rent Review to the RTB on the exact same day it was served to the tenant. Under the new rules, you now have 7 days from the date of service to submit a copy to the RTB.
2️⃣ Fixed Payment Notices (On-the-Spot Fines)
The RTB now has the power to issue fixed payment notices for specific administrative and compliance breaches (such as failing to register a tenancy or providing incorrect rent-setting information). Fines range from €100 to €200, depending on the breach.
3️⃣ Public Adjudication Hearings
For any new dispute applications made from September 14th onward, all RTB adjudication hearings will now be held in public. Weekly schedules and full reports detailing the parties, property address, evidence, and outcomes will be published online.
4️⃣ Shorter Dispute & Appeal Timelines
To streamline the process, resolution and appeal timelines have been significantly tightened across the board.
