All valuations are carried out by experienced valuers, both Blue Book and Red Book standards. We are listed on the Registered Valuers (RICS). COMPULSORY PURCHASE ORDERS
Compulsory purchase is quiet common in Ireland. Government bodies use it when they want to acquire privately owned properties to develop major infrastructure such as new rods, rail lines and water schemes. We have been advising and representing both acquiring bodies and affected private property owners for years. Some recent schemes we were involved in were :-
M7 Portlaoise - Castletown / M8 Portlaoise - Cullahill Motorway Scheme. Kilkenny Link Road to N9 / N10 Carriageway
N9/N10 Kilcullent to Waterford Scheme : Waterford to Powerstown. Currently involved with the N76 Callan Re-alignment Scheme. LAND RENTS / LEASES
We have a huge client database for Con Acre & Leasing and there's a huge demand for land at present. This is a particularly busy time of the year for land leasing and con acre. Many leases are renewed at this time of year, because it ties in with the end of the quota year, and before crop harvesting. In fact, about 40% of all leases are signed in March, with December being the next busiest month. It’s worthwhile having a think about the tax implications of leasing or con acre, because there are major tax differences between them. Con acre typically refers to an 11-month letting of land, it is regarded as rental income for a land owner, and is fully taxable, no different to any other form of income. Leasing is a different animal; excuse the farming pun. There has been special tax relief for long-term leasing of farm land for many years. Latest info on Farm Leases :
