Confusing Mortgage Advice re MICA .

If you are like many of our clients looking to buy a house in Donegal you may have been told by your Bank that if there is any percentage of MICA present in the blocks ,they will not support a Mortgage on it.
Think about that for a moment!
So what they are saying is that they will not lend on any property anywhere in the country.
Considering that MICA is present in practically every concrete block ever made anywhere in the country this is an extraordinary statement!
So how are people still getting Mortgage Approval?
Here is how !
We have recently seen a Mortgage Approved for one of our clients with one of the main Pillar banks on a house in Letterkenny.
The Block report showed 6.8% MICA present in the samples.
Block Strength was 21 nm2 which was well above the minimum 7.5 nm2 required.
Pyrites and Pyrhotites were negligible .
The buyer appointed a surveyor to do a prepurchase survey which is a requirement of the Mortgage Application, and the test results were shared with the Surveyor.
Based on the test results and the Survey report the bank had no issue in lending on the property.
So if you get a standard response from your bank about MICA dont take no for an answer it is still possible to buy a Property with a Mortgage in Donegal.
