Limerick Twenty Thirty has been appointed by Limerick City and County Council to prepare the masterplanning of a strategic 70-acre site in Patrickswell. The process will explore how the lands can support future housing needs while creating the infrastructure, amenities, public spaces and community facilities needed for sustainable growth.

LTT will deliver a long-term vision for the site, with community engagement playing a central role throughout.

As LTT Chair James Collins highlights, “We’ve always had an ambition to look at other projects within the county. The scope here is endless and we’re really excited to be part of the process of seeing what would work best on the site in terms of a masterplan.”

Limerick Twenty Thirty has been appointed by Limerick City and County Council to prepare the masterplanning and development management process for a newly acquired 70-acre strategic landholding in Patrickswell. The appointment marks the next major step in progressing the lands, acquired by Limerick City and County Council following a significant investment from Mayor of Limerick John Moran’s discretionary Mayoral Fund.

The masterplanning process will explore the opportunity to deliver a neighbourhood-led expansion of Patrickswell, with the potential for significant residential development alongside the infrastructure, amenities and community facilities needed to support sustainable growth.

Working with a multidisciplinary team, LTT will deliver a long-term framework focused on place-making, connectivity and community building, while ensuring meaningful engagement with local stakeholders throughout the process.

As LTT CEO Pat Nash highlights, "Our focus is on creating a long-term vision that strengthens Patrickswell, supports sustainable growth and delivers real benefits for both current and future residents."

Last night's episode of Building Ireland shone a spotlight on Cleeves Riverside Quarter and the remarkable story of the former Cleeves Condensed Milk Factory.

Captured before the Flaxmill stabilisation and repair works commenced, the feature showcases the heritage, scale, and significance of the site, with Senior Project Manager Michael O'Malley reflecting on its pivotal role in Limerick's industrial history.

Cleeves Riverside Quarter will feature in Building Ireland Episode 6, ‘Dairy Co-Ops for Rural Development’, airing tomorrow at 7pm on RTÉ One.

Mike O’Malley, Senior Project Manager, welcomed presenter Orla Murphy to the site, showcasing the rich heritage of what was once one of Limerick’s most significant dairy co-operatives and industrial employers. For generations, the Cleeves site played a central role in the city's economic life, and today its historic buildings are being preserved and repurposed as part of the transformative Cleeves Riverside Quarter development.

Last week we were honoured to welcome some very special visitors to the Cleeves Riverside Quarter site. Three generations of the Cleeve family made the journey to Limerick to visit the site, which was formerly owned by their ancestor Sir Thomas Cleeve.

The family received a tour of the wider site and Flaxmilll building, which is currently undergoing extensive stabilisation and repair works. Special thanks also to Matthew Potter who kindly facilitated a visit to the Limerick Museum and curated a collection of artefacts and historical records of interest to the Cleeve family.

It was wonderful to present the future plans for Cleeves Riverside Quarter to the family, to see their appreciation for the extent of historic fabric being retained, and to hear their personal stories on the site's rich history.

Last month, LTT staff had the opportunity to visit the historic Flaxmill building at Cleeves Riverside Quarter to see first-hand the progress being made on its repair and stabilisation. Staff took part in a guided site walk, including a climb to the roof scaffolding, offering a unique perspective on the building and the works in progress.

𝗥𝗲𝗮𝗰𝗵𝗶𝗻𝗴 𝗡𝗲𝘄 𝗛𝗲𝗶𝗴𝗵𝘁𝘀 𝗶𝗻 𝗟𝗶𝗺𝗲𝗿𝗶𝗰𝗸

The Slipform structure for the landmark building at Opera Square has now been completed at approximately 60 metres height, marking a significant milestone in the delivery of Limerick’s tallest building.

Delivered over an eight-week period between 13 April and 12 June, the slipform has facilitated the construction of 12 storeys, marking the completion of this phase of works. Two additional plant levels will follow later this year, bringing the building to its full height of approximately 70 metres.

70 personnel worked on the slipform daily, with overall workforce numbers expected to peak at 200 as construction progresses.

Developed by Limerick Twenty Thirty on behalf of the Office of Public Works, the project marks the first time the OPW has utilised this delivery model, reflecting strong confidence in Limerick Twenty Thirty’s track record for delivery.

Once complete, the building will accommodate up to 1,500 civil servants under a blended working arrangement across multiple Government Departments providing modern, high-quality workspace in the heart of the city.

This building will deliver over 9,000 sq.m. of net usable space, with active frontage animating Bank Place at street level and three landscaped roof terraces.

The project forms a key component of the wider Opera Square regeneration, continuing to transform Limerick city centre.
