If your home’s been sitting on the market with little interest, there’s one key reason that comes up time and again it’s overpriced.
Whether it was hopeful pricing or an agent giving an over-enthusiastic valuation to win your instruction, the result is the same - buyers aren’t biting.
Today’s buyers are savvy. They compare similar homes in the area and use tight price filters when searching. If your home sits just outside that bracket, it might not even show up – let alone get viewed.
Worried your home might be overvalued?
Ask your agent for recent sold prices of similar properties in your area (ideally from the past 3 to 6 months). Unless your home is truly one-of-a-kind – like a castle, mega-extension or private island – this data should guide your price.
Some agents still overprice to get your instruction, then suggest a price drop later.
But here’s the risk: once your home’s been sitting for a while, that drop can lead to even lower offers than if it had been priced right from the start.
That said, if your home launched in July or August, keep in mind that summer holidays usually cause a temporary dip in activity
