Five Simple Ways to Make Your Home Shine in Today’s Market

With the property market facing a typical summer lull — when buyers get distracted by holidays, school breaks and the Women’s Euros — sellers need to work harder (as do good estate agents) to make their homes stand out.

Many buyers will view dozens of listings online and several homes in person before making a decision.

If you want yours to be the one they remember for the right reasons, try these five simple tips.

1. Declutter and depersonalise – A tidy home feels more spacious and appealing. Clear surfaces, box up personal items like photos, and consider storing bulky furniture temporarily.

2. Fix the little things – Don’t let a squeaky door or chipped skirting board give the impression your home is poorly maintained. Small repairs can make a big difference.

3. First impressions count – The front of your home is the first thing buyers will see. W**d the path, clean the door, and add a splash of colour with potted plants or hanging baskets.

4. Deep clean – A sparkling clean home sends a strong message about how well it’s been cared for. Pay particular attention to kitchens, bathrooms and any pet-related odours.

5. Let the light in – Natural light makes rooms feel bigger and more welcoming. Open curtains and blinds, and make the most of the summer sunshine (fingers crossed).

Selling This Summer? Don’t Let a Holiday Derail Your Sale

With schools breaking up and holidays in full swing, many sellers find themselves juggling sun loungers and property viewings. If you’ve got a getaway booked, here are five quick tips to keep your home secure, presentable and primed for potential buyers while you’re away.

1. Let your agent know your plans

Share your holiday dates so your agent can manage viewings and feedback without delays. They should keep you updated via email or WhatsApp while you relax.

2. Clean before you leave

A sparkling home always makes a better impression. Give everything a good tidy and clear out the fridge – no one wants lingering smells during a heatwave!

3. Set the stage

Open blinds to let in natural light and leave internal doors ajar to improve airflow and make the space feel more inviting.

4. Ask a friend or neighbour for help

Having someone pop in every couple of days to water plants, take in the mail, and check on things is a simple way to keep your home looked after.

5. Lock up properly

Check all windows, doors and gates. If you’ve a security alarm, ensure it’s working and switched on (and your agent knows the code for it). Consider using timed lights to create the impression that someone’s home.

KILDARE Homeowners, Is Your Asking Price Turning Buyers Away?
Naas, Leixlip, Maynooth, Celbridge Homeowners READ ON!

If your home’s been sitting on the market with little interest, there’s one key reason that comes up time and again it’s overpriced.

Whether it was hopeful pricing or an agent giving an over-enthusiastic valuation to win your instruction, the result is the same - buyers aren’t biting.

Today’s buyers are savvy. They compare similar homes in the area and use tight price filters when searching. If your home sits just outside that bracket, it might not even show up – let alone get viewed.

Worried your home might be overvalued?

Ask your agent for recent sold prices of similar properties in your area (ideally from the past 3 to 6 months). Unless your home is truly one-of-a-kind – like a castle, mega-extension or private island – this data should guide your price.

Some agents still overprice to get your instruction, then suggest a price drop later.

But here’s the risk: once your home’s been sitting for a while, that drop can lead to even lower offers than if it had been priced right from the start.

That said, if your home launched in July or August, keep in mind that summer holidays usually cause a temporary dip in activity

The good news? A well-priced, well-presented home with a smart marketing plan will sell – even in a slower season

Need a second opinion? Let’s take a fresh look together.

Whether you're considering a revaluation or just want a no-pressure chat, Casey Estates is here to guide you with honest advice and local expertise.
