Sales Service:
It is our objective at Nolan Properties to add value to all Vendors in making the decision to sell their property, each individual client has individual objectives that need to be addressed in the sale of any home. We will not provide you with unrealistic expectations and we will not quote unsustainable fees for the level of service that we provide. You will also be in a position to draw comfort from the fact that we generally remain contactable on evenings and on weekends. We believe that when we handle the sale of your home, we are handling your most valuable asset. We do not receive any income from the sale of your home until it is sold! References from previous Vendors and Purchasers are available upon request. Rental Service:
We will conduct an on - site valuation of your property to assess its appropriate market value. Our experienced negotiators will know how to identify the key marketing features and advise you of the optimum rental level which balances the time taken to let property with the highest level rent obtainable, achieving maximum revenue overall. We will determine your needs carefully as all our services are individually designed to match your requirements exactly. Our up to date knowledge of the market can evaluate the relative importance of location, position, size, facilities, condition of the property as well as the proximity of amenities. Our knowledge of the current market will also assist in assessing likely demand. In addition, we will discuss your general needs for the tenancy, such as the duration of the let, as well as any restrictions that might need to be added to the Tenancy Agreement. This information is processed and added to our computerized database, making it readily available for future use. We offer two types of rental services managed & non-managed. We advise Landlords of current legislation, such as, it is compulsory for all Landlords by law to supply a Ber certificate (Energy Rating Cert) for their property and to register with the PRTB (Private Residential Tenancies Board).. Property Management Service:
This service offers Landlords No direct contact with the tenants. The service takes all the hassle out of letting your home. We market the property, show suitable prospective tenants the property, receive a holding deposit while carrying out referencing. A legal tenancy agreement which complies with current legislation is prepared & detailed inventory on the property with photographs is supplied so that it can be compared when tenants check out of a property. All documentation such as Private Residential Tenancies Board (PRTB) form, agreements, standing order etc are set up from the outset. The rent is lodged on a monthly basis directly into the landlord's bank account. Quotes are received for any minor / major work required on your property. A midterm inspection of your home is carried out and a report is sent to the Landlord for review. All deposit queries are handled by us and we communicate with third parties i.e. Nolan Properties arrange for the tenancy extension agreement to be drawn up and signed when necessary, we serve end of tenancy notice and detailed instructions for tenants checking out of the property. We arrange for your property to be re-marketed and arrange access for viewings via existing tenants. Final inspections are undertaken to confirm the condition of your property. We have an array of professional workmen at our finger tips such as painters, plumbers, electricians etc. Valuations Service:
