Don’t Buy a Home in India in 2026 Without Doing These 7 Things 🇮🇳

1. Check if the EMI Fits Your Budget

Before you fall in love with a property, calculate what you can comfortably afford.

A simple rule:

* Your home loan EMI should ideally not exceed 30–35% of your monthly household income.
* Your total EMIs (home loan + car loan + personal loan + credit cards) should stay below 40–45% of your monthly income.

Banks may approve a higher loan amount, but that doesn’t always mean it’s financially comfortable.

2. Budget for Maintenance & Ownership Costs

Buying a home isn't just about paying the EMI.

Apart from the purchase price, you'’l also have recurring expenses such as:

* Society maintenance charges
* Property tax
* Repairs and maintenance
* Home insurance
* Utility deposits

A good practice is to set aside 1–2% of your property's value annually for maintenance and unexpected repairs.

For example:
If you're purchasing a 1 Crore home, plan for approximately 1–2 lakh per year towards upkeep.

3. Improve Your Credit Score Before Applying

Your CIBIL score plays a major role in determining:

* Loan eligibility
* Interest rates
* Approval chances

Before applying:

* Pay all EMIs and credit card bills on time.
* Keep your credit utilisation below 30% of your total limit.
* Avoid applying for multiple loans or credit cards within a short period.

A better credit score can help you secure a lower interest rate and save lakhs over the loan tenure.

4) Build an Emergency Fund

Don't spend all your savings on the down payment.

Maintain an emergency fund covering at least 6 months of your household expenses and EMIs.

This gives you financial security during unexpected situations like job changes, medical emergencies, or market uncertainty.

5) Have for the Down Payment

Most banks finance 75–90% of the property's value.
You’ll generally need to arrange:

* 10–25% as the down payment
* Registration and stamp duty
* Other upfront charges

The higher your down payment, the lower your loan amount and long-term interest burden.
