Ahmedabad in demand for residential and commercial property:-

Ahmedabad is one of the fastest developing and growing cities in India. Ahmedabad is proving to be an ideal city for buying residential and commercial property because of availability of excellent infrastructure and all the basic facilities.

The city, endowed with all the basic features essential for growth, has prompted many realtors to launch their projects in the city. Some of the key projects of the city are SEZs, hotels, integrated townships, gated communities, specialty townships, commercial complexes, malls, multiplexes and IT corridors have uplifted real estate scenario. The city is well connected, internally as well as externally through its elaborate transit systems, adding to its real estate values.

The real estate market comprises of residential apartments, bungalows, independent row houses, plots, farm houses, commercial as well as retail spaces. The prevailing low real estate values as compared to neighbourhood cities such as Mumbai, Pune make Ahmedabad as a viable alternative to any other city. This has resulted in expansion of multinational companies in the city.

The city is seeing wholesome expansion in all the fields such as education, tourism, entertainment apart from residential and commercial development. Well developed social and physical infrastructure along with basic amenities such as water, power, roads, drainage, transport etc are also contributing to city real estate development and are attracting buyers and investors.

Favourable FDI policy has attracted many foreign realtors to invest further boosting the realty segment. According to Bharat Bhai Modh, city base realtor, property prices in Ahmedabad’s posh areas are appreciating on an average of 5-10 per cent and apartments are fetching more demand than plots. Areas such as Ambavadi, S.G Road and Sardar Patel Ring Road are the emerging hotspots of the cities witnessing significant residential supply.

Ahmedabad realty segment is more consumers driven and the realtors are launching according to prevailing demand and need. The construction activities of new real estate projects have pushed property prices to new heights. The real estate scenario of Ahmedabad is very notable and is likely to increase in the near future.

Buyers, investors bullish on city realty

Ahmedabad: The Times Property Expo 2012 saw great participation, with footfalls on day one at The Grand Bhagwati exceeding 2,500. This time, the majority of visitors were end users who believe this is the perfect time to strike a deal as the city’s real estate market is relatively stable at the moment and they can get a home at an affordable price.
Jaxay Shah, managing director of Savvy Infrastructures Pvt. Ltd. and President of CREDAI- GUJARAT, confirms this view. He said the timing is perfect for potential buyers to strike a deal as interest rate on home loans is expected to come down after March now that inflation has decreased. It is a buyer’s market and it is now or never for people to take advantage of the market scenario as such an opportunity comes once in 2-3 years. Shah also said that real buyers thronged the expo this time and the price range of properties on offer — 15 lakh to 1.5 crores — is noteworthy.
Many developers at the expo said the global economic slowdown has not dented people’s enthusiasm to become homeowners and or invest in properties. There is also a rising demand for both affordable and luxury housing projects that offer innovative concepts from local as well as foreign investors, including NRIs and NRGs. Vidhin Shah, senior manager, sales and marketing at Adani Township & Real Estate Co., said: “Being the marriage season, we are also expecting quality NRI crowd as they usually find these kinds of exhibitions the right way to go through different kinds of properties offered by various builders and developers.”
In fact, many expect the property boom of the mid-2000s is likely to occur again within the next few years. Vidhin Shah said it could certainly happen in the next couple of years. Udit Khatri, assistant director of Investors Clinic, a consultancy firm, believes a boom will take place in 3 years, thanks to increasing demand from locals and an influx of professionals from other states.
Also, outskirts like S P Ring Road, Vaishnodevi Circle and the Sanand-Nalsarovar belt, among others, are seeing development and demand like never before. Akash Tomar, executive, marketing and communications at Bakeri Group, opined that the city’s western outskirts are seeing maximum development. Vidhin Shah is of the view that S.G. Highway and Vaishnodevi will soon emerge as the next residential hub.
