We recently helped Universal Business Group move into a new office space at Westgate, SG Highway.

What made this requirement interesting was that the team wasn’t just looking for a furnished office. They needed a setup that worked in a very specific way for how they operate every day.

Furnishing condition 🪑
Check if the setup is new, usable, or likely to need upgrades soon. A furnished office should run with minimal maintenance for at least the next 3 years. Frequent repairs and upgrades can quietly increase your costs and disrupt daily workflow.

Parking reality 🚗
Parking is a common issue in Ahmedabad in many commercial buildings. Prioritise spaces where your team has easy access to common parking. It directly affects day-to-day convenience and employee satisfaction.

Rate per sq ft 📐
Do not go by the quoted rent alone. Compare the rate per sq ft with similar offices in the same building or nearby. A fair and realistic rate helps you avoid overpaying over the full lease term.

3-year rule (for furnished offices) ⏳

The client reached out to us as they were planning to grow their team and needed a new office space. They wanted a well-furnished office with open seating so the team could work together easily. Easy travel for employees was very important. The office needed to be close to public transport so daily commuting would not be a problem.

After understanding this, we searched for suitable commercial buildings and finalized a well-furnished office at Gala Empire, located just outside the Drive-in Road Metro Station.

We arranged the site visit, coordinated discussions, and closed the lease smoothly.
