I make this above statement after living in Chennai for more than 25 years. I had to move my entire family in 2012 to Bangalore, which made us explore Bangalore residential properties from rentals and purchase perspective.
When I compare Chennai and Bangalore, Bangalore has evolved into a very sophisticated residential property market and scores high for some of the reasons below:
• Bangalore has evenly developed and all developed localities are fairly self-contained with markets, malls, schools, hospitals and metro stations in some parts. This has helped Bangalore in maintaining cost of rentals, purchase, demand vs. supply in right proportion. Demand for residential properties in Chennai has been highly city centric as social infrastructure is largely concentrated in the city, making Chennai rentals and purchase exceptionally high.
• Large acres of lands are available in most parts of Bangalore, developing into self-contained colonies. Transfer of Floor space index is possible in Bangalore unlike Chennai. Scope for appreciation is bright, therefore it looks safe to invest in Bangalore.
• The concept of gated communities, township projects and community living, Bangalore weather, cosmopolitan crowd from IT/ITES/ Start-ups largely seek Bangalore, has made real estate market very buoyant here.
• Well known builders like Brigade Group, Nambiar Builders, The Address Makers, Sobha Developers, Mahindra, Adarsh Developers, Purvankara, Prestige Group, and many more constantly innovate to provide all modern amenities and better standard of living
Now after the recent flood havoc, the investors in Chennai want to sell their property and come to Bangalore as their next option. Recent article in Times Property(Feb’16) justifies why Bangalore is the land of homes! Bangalore is the only city which boasts of excellent demand supply ratio – “unsold inventory” – 4492 units as of Dec 2015
