CEOs Diary IRFAN RAZACK,58,chairman and managing director of Prestige Group
Under-promise & over-deliver
Thats the philosophy of Razack, considered one of the five visionaries who changed the face of real estate in India. The man behind Forum Mall,UB City, and Prestige Golfshire,he is renowned for his uncanny instinct for opportunities. He shares a slice of his work life with us
DISCIPLINE IS MY MANTRA
I begin my day at 5.30 am with namaz. At around 6.30 am,I do some cardio and stretches at my home gym.I ensure that I do some form of exercise as it keeps me mentally and physically fit.At 9 am,I get ready and read the newspaper.9.30 am is breakfast time eggs and bread. On weekends,I indulge in dosa or idlis.I am at the office at 10 am.The morning is reserved for internal meetings.Every Tuesday and Wednesday,I go for site visits or to the architects office.I have a home-cooked lunch at 2 pm: Two chapatis, vegetable curry and fruit salad. From 3 pm to 7.30 pm,I meet visitors.I finish work at 8 pm unless I have meetings.I ensure that by that time,I have finished my work for the day.Once done,it helps me think clearly for the next day. Then its time for namaz. At 9 pm,I have my dinner, which is usually a light one - soup and vegetables.
Your life is all structured but being disciplined gives peace of mind.Discipline makes you more organised. At the end of the day,you have the satisfaction of completing what you have started.Whatever goals you set for yourself, whether it is for the day or the week, gets done. You cannot be disciplined all the time, but it is good to be so sometimes.
SOURCE IS IMPORTANT
I say namaz five times a day.It is a way of life.Whichever God you believe in or religion you follow, there is God.There is no doubt about it.We are not infinite. There is a start and stop button. We are here to do certain things. It is destiny.A labourer works hard but he really doesnt get what he deserves.Sitting in this plush office is my destiny. But there is divinity.Following a structured life gives you patience, controls your anger, you do not get provoked by people.Have a cleaner and peaceful life. You spread positive energy to people around you.
I LIKE GIVING STRESS
Stress is not in my vocabulary, though my business involves high stress.I like giving stress to others and not to myself.Sometimes you get angry and raise your voice etc,but then you need to show these emotions in an emphatic way to get your work done. For instance, when we presented the blueprint of UB City to Vijay Mallya,he did not like it.He showed us printouts of architecture in New York;we managed to capture his thought process. We convinced him that having offices in UB City will not work.We suggested luxury, food and beverages to be included along with corporate offices. We kept cinema out intentionally as it would not have blended well with the corporate atmosphere. While planning a structure, one needs to keep the location and the taste of the crowd in mind.
KEEP EXPECTATIONS LOW
I have always believed in the phrase under-promise and overdeliver and I practise this philosophy in every initiative. There are many people who will boast but at the end of the day you should be able to deliver what you have promised. When you cant deliver what you have promised,it leads to discontentment. At the end of the day, when I give a better deal or product, people are happy.Keep expectations low.For instance, while designing Forum Mall,we were nervous since it was a brand new concept for us.We were talking about multi-level parking, multiplex on the fourth floor. We were practical in our approach. We gave good rates to the tenants and they are doing well now. They are happy with us.
FOCAL POINT
The key to building lasting and trusting relationships with colleagues, clients and workers is to keep your commitment. You should mean what you say.Set an example to others. If I smoke,I cant tell others not to smoke. When you work hard, you automatically earn respect from others.
