Raja Kaluves and demolitions : This has become a joke for the government and sanctioning bodies. While I do agree that strict action must be taken on such violations, just reflect : some developer/builder made a plan and a legal body approved it, bank gave sanctions, BBMP and such bodies sanctioned it - how come no one took notice then when the violation was beg made? Why does a gullible buyer always get the brunt of all this?
With the same breath they are also planning to get Akrama/Sakrama to legalise/regularise violations. Come to Whitefield/Nellurhalli Road and see the builders violating now with absolutely no set backs and some good builders following rules. So there will be and has to be a price difference but who eventually loses out? The one who has followed the rules to the T
I think apart from bringing in the Real Estate Bill, the sanctioning authorities need to be made more responsible and accountable for their sanctions.
Financial institutions too should be held responsible - after all they harass you for 101 documents before they sanction and why can't their legal body be held responsible and accountable too?
Buyers beware - don't just fall for the amenities, go by approved by such and such a bank, etc., when you go to an Advocate ensure he does a thorough check not just on documents, find out does he/she know to read sanction drawings, do they verify the CDP, and do they give you a marketable title or a legal title - this is very very important.
