This decision targets the registration fees for the Association of Allottees, which is a crucial step in the legal handover of apartment projects.
Under the previous regulations, homebuyers were burdened with a registration fee calculated as 1% of the total apartment value. For many, especially those purchasing high-value or luxury properties, this meant paying significant amounts of money just to formalize their residents’ association.
This new reform completely scraps the percentage-based system and replaces it with a simple, flat fee of ₹50,000/-. By capping the cost at this fixed amount, the government has ensured that the financial load on apartment owners is drastically reduced, making property ownership in Odisha much more affordable and transparent.
The decision was officially approved during a recent Cabinet meeting where amendments to the registration laws were finalized. This reform is expected to streamline the handover process for common areas and facilities, allowing housing societies to manage their properties more effectively without the stress of exorbitant upfront costs.
