Chennai Outer Ring Road masterplan to be ready by early 2025
The 126 sq km Chennai Outer Ring Road (ORR) masterplan likely to be completed by the end of December 2024, or in early 2025. The consultancy that won the contract for designing a detailed development plan on behalf of the Chennai Metropolitan Development Authority released the information. Chennai Outer Ring Road masterplan will be ready by early 2025

Speaking on the master plan, Prabhakar Kumar, Business Head of Rudrabhishek Enterprises Private Limited (REPL), informed about the four primary nodes of development along the ORR. These development nodes are Minjur, Red Hills, Poonamallee and Vandalur. REPL is the company that won the contract for creating the Chennai ORR master plan.
The company considered characteristics such as large land availability and being eco-sensitive in nature while selecting these areas. He added that the masterplan is prepared while ensuring that the waterbodies and the eco-sensitive regions are conserved.
REPL also aims to discover the areas for implementing the Land Pooling Area Development Scheme (LAPDS) besides creating the Chennai Outer Ring Road masterplan. Furthermore, the consultancy aims to prepare an economic development plan for the high-growth ORR corridor.
The State government came up with the Chennai Outer Ring Road plan, as it is a high-growth area with sustainable density levels. The ORR is to garner the attention of businesses and industries from around the city with improved infrastructure and a high floor space index (FSI).
The higher FSI will lead to the availability of more floor space at a cheaper cost. The areas along the Outer Ring Road will likely witness the splurge of residential, commercial and industrial properties.
