Most first-time buyers sign their sale agreement without understanding UDS. Here's why you should care:
📌 UDS (Undivided Share of Land) is your proportional share of the land the building sits on.
Example: A 1,000 sqft apartment in a 10-ground building might carry 0.08 grounds of UDS.
Why it matters:
→ When the building is redeveloped (after 40–50 years), UDS holders have legal rights to the land
→ Higher UDS = more valuable long-term asset
→ Banks and courts recognise UDS as your actual land ownership
Always check: Is UDS clearly mentioned and proportional in your sale agreement? Is it registered in your name?
