Most first-time buyers sign their sale agreement without understanding UDS. Here's why you should care:

📌 UDS (Undivided Share of Land) is your proportional share of the land the building sits on.

Example: A 1,000 sqft apartment in a 10-ground building might carry 0.08 grounds of UDS.

Why it matters:
→ When the building is redeveloped (after 40–50 years), UDS holders have legal rights to the land
→ Higher UDS = more valuable long-term asset
→ Banks and courts recognise UDS as your actual land ownership

Always check: Is UDS clearly mentioned and proportional in your sale agreement? Is it registered in your name?

🏠 Can NRIs buy residential property in India?
Yes. Any Indian citizen residing abroad can buy residential apartments or villas — no special permission needed.

💰 How do you pay?
Through your NRE, NRO, or FCNR (B) account. Foreign remittance is also accepted.

🏦 Can you get a home loan?
Yes. Indian banks offer NRI home loans up to 80% of property value. You'll need your passport, visa, overseas address proof, and 6 months' bank statements.

📋 Can't travel to sign?
A registered Power of Attorney (POA) allows a trusted person in India to sign on your behalf.

📊 Tax implications?
Rental income is taxable in India. But if your country has a Double Taxation Avoidance Agreement (DTAA) with India, you won't be taxed twice.
