REGULAR CONTRACT.
STANDARD
SPECIFICATION.
The following specifications implement and are included in the construction rate of Rs.1850/_ (one thousand eight hundred and fifty)per square feet.
1.SUPERSTRUCTURE.
* Framed structure with columns,beams,through lintels,Roof beam, flight and Roof slab.
*All R.C.C Works in 1:2:4 and columns in 1:1.5:3 mix ratios.
*Bharathi, ornamental & L&T cement will be used and river & Msand.
*Steel grade fe 500 tmt will be used ( A.R.S & Best ) 16mm,12mm,10mm, ring 8mm,6mm,
*Brick work for superstructure,externals wall of 9" thick in C:M 1:6 and all internal partition walls of 4 1/2" thick in C:M 1:4 using good chamber bricks.
*Plastering of ceiling and internals walls in C:M 1:4 with smooth finish and external walls in C:M 1:5, with rough finish.
*Parapet wall 4 1/2" thick in C:M 1:4.
*Terrace floor with weathering proof course using brick jelly lime concrete in 1:3 with one course of pressed tiles and pointing the same with necessary slopes.
2.LEVEL OF BUILDING.
*Arich LEVEL,basement level:5 feet with plinth beam.
*Lintel:7`0" from the floor level.
*Roof slab: 10`0" from floor level.
*Parapet well:3` from roof top level.
3.LOFTS AND CUPBOARDS (Storage provision)
*Each bedroom will have one loft and open shelf with 4nos of cadapa slabs with size 7 x 4 kitchen with a loft and open shelf with 4nos cadapa slab for storage.
*NOTE: All cadapa slabs polish finished.
4.JOINERY
DOORS:
* Main entrance door with teak wood 1st Quantity frame of size 5 x 3". And teak wood shutters.
* Bedroom,balcony 1st Quantity teak wood frames of size 4" x 3". With flush shutters and toilet FRB doors.
*All Windows will be 1st Quantity teak wood frames and 1st Quantity teak wood shutters with 4mm pinned glass and grill (12mm square bars) of sample design fixed to frames (or) UPVC Window.
VENTILATORS.
*All Ventilators of louver type using 1st Quantity teak wood frames of size 2" x 2" with 12mm tk.MS bars in horizontal fixed to the frames.
STAIRCASE.
* Steel handrails for common staircase.
5.FITTINGS.
*Main door:brass fittings (Hinges,town bolts,strap,handle,door stopper) Godrej Mortice lock with handle door Bush and a door eye lens.
*Other doors:Aluminium fittings,tower bolts,altrap,handle,door stopper and stoppers. Brass Mortice lock locks and MS ox ISI butt hinges.
* Windows:Aluminium fittings for tower bolts, handles,hooks and MS ox hinges.
6.FLOORING.
*vitrified tile for the entire house of 24" X 24" regency or equivalent brand of plain colour FLOORING with 4" ceramic tile skirting Rs_50/sft.
*Anti_skid ceramic tile for staircase&balcony of 12" x 12" size Rs-25/sft excess amt will be paid by the party.
7.PAINTING
(A) INTERNAL WALLS.
*All the walls with(cement paint)of pleasing colour includes putty works (birla wallcare)and one coat of white cement and two coats of colour(Asian paints).
(B) EXTERNAL WALLS.
*All the walls with (cement paint) pleasing and one coat of white cement dram proof primer and two coats of colour (Asian paint & Apex)
door and Windows.
*Main door frame and shutter with frill varnishing.
*and All other doors and windows with one coat primer and two coat of enamel paint (Asian paint).
*grills with enamel paint (Asian paint).
8.KITCHEN.
*well polishing G20black granite cooking platform.
*Single bowl stainless steel sink.
*Good Quality chromium plated tapes, metro brand.
*Glazed tile da-doing with for 4 'ht over the counter top.
