Trust, but Verify! How to Vet Your Builder like a Pro
Building your dream home is likely the biggest financial investment of your life. While a builder might have a flashy website and a firm handshake, don’t just take their word for it.
Welcome back to Step 18 of the Adira Homes Dream Home Guide! This week, we are diving deep into Due Diligence. Here is how to look under the hood and ensure your potential builder is the real deal.

🧐 1. The License Check
Never assume a builder is licensed just because they are bidding on your project.
• What to do: Ask for their license number and verify it with your local or state licensing board.
• What to look for: Is the license active? Is it the correct class of license for your specific project size? Are there any past disciplinary actions or unresolved complaints?

🛡️ 2. Proof of Insurance
Construction is risky. If your builder isn't covered, you could be liable for accidents on your property.
• The Big Two: Ensure they have General Liability (covers property damage) and Workers' Compensation (covers injuries to their crew).
• Pro Tip: Ask for a certificate of insurance (COI) sent directly from their insurance agent, not just a photocopy from the builder.

📂 3. Relevant Experience & Portfolio
Years in business matter, but relevant experience matters more.
• Style Match: If you want a Modern Minimalist home, but they have only built Theme based Farmhouses, it might not be a good match.
• Scale: Have they managed a project of your size and budget before? Ask to see specific examples of similar past projects.

References are the crystal ball into your future. Don't just ask for a list—actually call them!
• Ask the tough questions: "Did they stay on budget?", "How did they handle mistakes?", and "Would you hire them again?"

Here is how to vet your builder like a pro:

• Check Credentials: Ensure they are fully licensed, insured, and well established in your area.
• Look at Portfolios: Do they have experience with the style of home you want? A rustic farmhouse builder might not be the best fit to build a luxury modern villa for you.
• Read the Reviews: Look for patterns. If multiple people mention "communication issues" or "budget overruns," take note.
