First of all, we are not a PROPERTY DEALER
We are the REAL ESTATE PROFESSIONALS.
In fact, we are a consortium of Architects, Builders, Stewards, Vaastu consultants and Realtors. Our purpose is to give neat & clean environment to our customers irrespective of field. Some peoples do the work without knowing the dept of the field. But, we go in dept of every field.
Now, as real estate professionals, we are different from other peoples (property dealer) who are in this trade, just to sn**ch the hard earned money of innocent peoples, either by hook or by crook.
We work according to our customer, because it is his dream, which is going to be TRUE.
We understand our duties & responsibilities. And this makes our style different from others.
To just get arrange of meeting of two persons (Seller & Buyer) is not the only duty of REAL ESTATE MEDIATORS. There are many others duties which he must perform. For example,
• To understand the requirement of customer as per his budget.
• To find out best matching as per his requirement.
• To show him all the properties matching his criteria.
• To arrange proper meeting of seller & buyer.
We follow important steps while purchasing your dream home:
• To tell them about the different laws, rules & regulations etc. regarding the status & title of the property.
• To verify all the original papers regarding the property.
• To exchange the photocopies of all the papers of the property with the bayana amount (subject to verification of the papers from govt. departments) between the Buyer & Seller after prima facie satisfaction from the original papers of the Seller.
• To publish the property deals in the media (as per guideline of Hon’ble Court).
• To verify the documents from the Local / Governing / Lessor / Registrar etc., and prepare Title Search Report (NSR)/ Non Encumbrance Report (NER) as per the requirement of the client.
• To check all the dues, if any with the different local authorities and arrange in such a manner that they should be paid well in time before the final payment to the Seller.
• To arrange bank loan for and on behalf of the buyer (if required).
• To prepare proper & appropriate Title Deed / documents stating all the chain and title.
• To arrange in such a manner that the final payment / transfer of title made comfortably.
• To arrange the photocopy of duly registered sale deed for seller.
