There are many points to be taken care of

First and foremost is Location of the property
It's the most important point that is to be kept in mind as of the shop is vacated in mere future, or should be such that you need not wait for long to get a new tenant

Secondly the rentals,
The rentals should be around the actual prevailing market rentals
If the rentals are high , then the selling price of the property may be higher as the rentals are directly related to the value, so it would be a capital loss if the tenant vacates and you are offered a rent that is low than what you were getting although the rent now offered is as per market
If the rentals are Low,then the selling price of the property may not be higher but the return you will get will be low as the seller might offer the property at the market price, in this situation there is a fear that the tenant may retain the property for long and your return may not increase so much as compared to the current market value of that property as the property appreciates faster than rentals
Lastly the tenant as the tenant only retains any property if he is in profit,even if it's a big brand
