₹40,000 per sq. metre — but is the Kisan Quota deal registered? ⚠️
A quoted price can look attractive, but the first question should be about the nature of the transaction, not just the price.
If a Kisan Quota property is being offered around ₹40,000 per sq. metre and the transaction is unregistered, buyers need to understand exactly what they are receiving and what documents support that transaction.
Before paying a token or advance, carefully verify:
• Ownership and title documents
• Kisan Quota/allotment or entitlement documents
• Registration status
• Transferability
• Applicable approvals
• The legal mechanism for future transfer
• Any restrictions or conditions attached to the property
₹40,000 per sq. metre does not automatically mean ₹40,000 per sq. metre of registered property.
This is where proper documentation and legal due diligence become critical.

YEIDA Kisan Quota plot par sirf ghar hi banega? The rules may offer more possibilities.
YEIDA Building Bye-Laws mention several non-residential activities that may be permissible on plots allotted under the planned village expansion scheme, subject to applicable conditions and permissions.
These include Guest House, Hostel, Restaurant, Professional Office, Bank, Retail Shop, Clinic/Laboratory, Motor Garage & Workshop, Creche, Post Office and other specified activities.
But there’s another important part: land-use conversion charges.
As discussed in this video, where conversion is applicable, the charge is linked to 59% of the prevailing residential rate. The actual payable amount depends on the applicable YEIDA rules, prevailing rate, plot category and relevant conditions.
For Kisan Quota plot owners and potential buyers, understanding the permissible use and conversion cost can significantly change how a property should be evaluated.

A builder’s brochure may carry more legal significance than many property buyers realize.
The Supreme Court has clearly emphasized that commitments made by real estate companies in project brochures cannot simply be treated as promotional statements.
The issue came up in connection with DLF Homes’ residential project The Primus in Gurugram, where differences between the original brochure plan and the actual development were raised.
One important example involved a 24-metre-wide road shown in the original brochure, while the actual construction was alleged to have differed at several locations.
The message for property buyers is important: 📌 Keep the original brochure, layout plans and promised specifications when purchasing a property.
For developers, the development also highlights the importance of ensuring that marketing material accurately reflects what the project will actually deliver.
This is not just about one project. It raises a broader question about how seriously commitments made to homebuyers should be treated.

What if Krishna leaving the battlefield was not a defeat—but a strategic masterstroke?

On Krishna Janmashtami, we often hear about courage, karma and devotion. But there is another powerful lesson that deserves attention: knowing when to change the battlefield.

Krishna became known as “Ranachod” after leaving Mathura instead of repeatedly engaging in conflict. But the deeper lesson is what happened next—according to the traditional account, Krishna shifted his strategic centre toward Dwarka rather than allowing repeated attacks to keep consuming his people and resources.

That idea remains surprisingly relevant today.

In business, personal decisions, relationships and investments, we sometimes continue fighting simply because we do not want others to think we lost. But protecting our ego is not always the same as protecting our objective.

A smart decision-maker asks a different question:

“Is winning this particular battle more important than reaching the larger destination?”

🚨 Rajpur-Nanwa में Plot लेने से पहले सावधान रहें.
Galgotias के पीछे तेजी से Freehold Plots offer किए जा रहे हैं, लेकिन supplied news report में Greater Noida Authority की Rajpur और Attai Muradpur में illegal construction और unauthorized colony development के खिलाफ कार्रवाई की जानकारी सामने आती है.
रिपोर्ट के मुताबिक करीब 62,500 sq. metres जमीन को कब्जे से मुक्त कराया गया, जिसकी अनुमानित कीमत लगभग ₹125 करोड़ बताई गई है.
ऐसे में किसी भी Plot को सिर्फ “Freehold” कहे जाने पर भरोसा करना पर्याप्त नहीं है.
खरीदने से पहले independently verify करें:
• Land title और ownership
• Land-use status
• Plotting/layout approval
• Authority records
