Think twice before buying any Pre-Rented Property for your clients.

Did you ever imagine/guessed why only few companies fully time totally involved in manufacturing/creating rented property deals. And why rented property market looks flourishing. Go and see many offices sold by these companies as pre rented properties are actually laying/avbl vacant

Lot of fraud is goingon in the market. Few Companies in Gurgaon are doing this fraud business by signing standard lease deeds with fake tenant companies.

They will inform you it’s IT company US based or UK based or Singapore based but in reality they are not any MNC'S they are just new start-up Indian companies they don’t have any offices abroad and does not have any balance financial backup.

In SHORT INDIAN Companies sell their profile in few Rupees.

These tenant go away and vacant the office within 12 months to max 2 years. Hence this is a big loss for your investors because your client has paid 2500 to 4000 per sq.ft. as extra premium for buying unit as rented property.

First do a complete due diligence for these tenant companies. Check their Turnover / ITR and entire business.

Secondly Most important is first check with the company who is selling the Rented Property whether they have clear title ownership, also check if Lease Deed is registered or not.

Few People who have opened companies in Gurgaon and are doing Rented Property business in Bulk offering you brokerages are just earning from through you and eventually making fool of your customers and filling their own pockets with money.

Verify the price of bareshell units, evaluate the interior cost incurred.

Also kindly meet the Tenant Company authorised signatory or director before finalizing any deal and clear your doubts.

Evaluate the cost of interior work done inside the unit, Take all warranty and guarantee for the interior work in writing.

There are many catch and hidden truth in buying the genuine rented property , which can not be disclosed otherwise this content will become long to read , it will be good if you contact me or take free advice from me before you finalize any pre rented deal.
