After the RERA act come into action the builder and developer have to give a five year warranty after completion the project to the house buyer for any structural defect or any defect in work man ship, quality, provision or services discovered and such defect will be rectified by the builder within 30 days.
If the builder sails to do so, the buyer shall be entitled to claim compensation for the same.

Under the real estate regulatory act a minimum of 70% of the buyer or investors money will be keep in a separate account. Because a builder usually has several projects are being constructed simultaneously. Earlier the developers were free to divert the funds raised from Project X to fund the construction of Project Y or Project Z.
Now the Builder can withdraw from such account only the basis of completion of the project, which shall be certified by some selected government officer.
Earlier so many builder became bankrupt and were not able to complete the construction of the project. Because they raised the funds from home buyer or investors for constructing the project but they used the fund for other purposes. When we go to buy a house or Flat or a Commercial Space then we have to give a look on Real Estate Regulatory Act (RERA)
Now we have to know about Real Estate Regulatory Act or RERA, It is Act Passed on 2016 by Indian Parliament. The Act Seeks to protect house buyer and also boost real estate investors. The Rajya sabha Pass the Act on 10th March of 2016 and Lok sabha pass the Act on 15th march of 2016. But the Act come into Action from 1st may of 2016. There are 92 Section in the Act, first time 59 section come into Action and reminding sections come into action from 1st may of 2017.
The Act provides several rights to the house buyers and has also specified certain rules and regulations to be followed by all builder or developers. In case of any wrongdoing by the builder the house buyer can also file a complaint to Real estate regulatory authority.
