HMDA-approved vs RERA-approved Properties

What is the difference between HMDA and RERA approvals for properties? Is it safe to buy an HMDA-approved (but not RERA-approved) property?

Both are completely different but dependent. there is nothing to compare or differentiate in it.

It is safe to buy HMDA Approved Property, RERA registration is not required for smaller community / project and it is mandatory to register under RERA for bigger flats ( more than 8 units I guess).
So, Ideally no need to really consider RERA Registration as builder will do it anyways otherwise, he is punishable under law.

On the other hand, builder submit for HMDA Approvals to construct property, once it is approved, as per law builder should register under RERA if it is applicable.

HMDA Approval is to take care of layout norms; Zones, Roads, Greenery, open spaces, Number of floors, etc
If a builder is not following these, the final approval from HMDA will not come through

RERA is to protect buyers interest; to govern the builders and make sure they deliver the product as per committed quality and timelines.
If a builder is cheating, RERA is the place to complain
