Before you trust that Sale Deed, ask: where did the land come from? 📜

In Andhra Pradesh, the Sethwar is one of the oldest land records — the settlement register from when the village was first surveyed. It shows the original owner, the extent, and the type of land (wet / dry / government / inam).

Here's the risk 👇 a recent Sale Deed can look perfect, but if the land started as government, assigned or inam land, that problem travels down the whole chain — and can turn into a dispute years later.

So don't stop at the latest deed:
✅ Trace the title back to the Sethwar
✅ Check the original classification
✅ Match the extent to today's record

Since April 2025, Dharani is gone — Telangana's land records now live on Bhu Bharati (bhubharati.telangana.gov.in), the new government system under the Bhu Bharati Act, 2025.

Here's what's new 👇
✅ Every plot gets a unique 14-digit Bhudhaar (think Aadhaar, but for your land)
✅ Boundaries are fixed using GPS + drone mapping
✅ Old Dharani records are still being moved over — so don't assume yours is complete

👉 Before you pay any advance, check your ROR, owner name, extent, 22-A status and EC on Bhu Bharati.
