BIG UPDATE for Anyone Renting a Home in India, The New Rent Agreement Act 2025 Is a Game-Changer.

Whether you’re a landlord or a tenant, these reforms will directly reshape how you manage rentals:

• Mandatory Online Agreements:
Every rent agreement must be digital, digitally stamped, and officially filed within 60 days, eliminating vague, informal paperwork.

• Capped Security Deposits:
Maximum 2 months’ rent for residential properties and 6 months for commercial spaces.

• Controlled Rent Hike:
Rent can be increased only after 12 months, and strictly with 90 days’ written notice.

• Repair Accountability:
If you report major repairs, the landlord must resolve them within 30 days, failing which you can legally adjust the repair cost in your rent.

• No Sudden Visits:
Landlords must provide 24-hour written notice before entering the property.

• Eviction Only Through Law:
Eviction requires an order from the Rent Tribunal, no forced eviction, no power cuts, no harassment of any kind.

• Mandatory Police Verification:
Tenants must undergo police verification before moving in.

• Fast-Track Dispute Resolution:
All disputes and eviction cases must be resolved by the Tribunal within 60 days.

In simple terms:
This Act ensures clarity for landlords, stronger protection for tenants, and finally brings an end to India’s era of shaky verbal rent agreements.
