๐ My First Real Estate Deal Story! ๐
Every first deal comes with lessons, stress, and a lot of learning โ and mine was no different!
It all started with a call โ the buyer said yes for a particular premium plot, and we managed to arrange it for a bit more than what we initially finalised. That was the moment I learned my first lesson โ plot prices, especially with premiums in pre-launch stages, are never stagnant!
Then came the real challenge.๏ฟฝThe buyer was in the US, and sending money from there wasnโt easy. Thatโs when the actual stress game began.
There was a dealer in between, and the agreement was that a part of the premium had to be paid upfront for booking. I made the payment, only to find out later that the plot wasnโt yet confirmed โ only the rate was locked, and the plot would be arranged within a month.
Honestly, that was a nerve-wracking moment! I even asked for my money back โ thankfully, they agreed to refund in a day or two. But meanwhile, the dealer worked rigorously and managed to arrange a confirmed plot, showing me the EOI (Expression of Interest).
That was both a relief and a new wave of stress โ because now, I had to arrange the full premium amount within just 2 days!๏ฟฝWith the buyer on vacation and flying back to the US in 6 days, I somehow managed to arrange the money from my father and made the payment.
Once the buyer returned to the US, we hit another roadblock โ they had left their Indian check book back home! ๐
๏ฟฝTo make things worse, the dealer was eager for the payment as the payment deadline was just 12 days away.
So, we decided that the buyer would send the amount via wire transfer to his fatherโs account in India.๏ฟฝWe waited for 2โ3 daysโฆ but the money didnโt arrive.๏ฟฝFive days passed โ still nothing. Now, with just one day left for the payment, the stress levels were sky high! ๐
I started reaching out everywhere โ using all my college and family contacts to find someone in the bank who could help.๏ฟฝThe US branch confirmed that the money had already reached the Indian bank; it was now up to them to credit it to the account.
Unfortunately, the branch manager was extremely rude โ saying things like โI donโt know anything, ask the bank that sent it.โ๏ฟฝWe provided all the details โ transaction number, UETR number โ yet, no help. (You can probably guess โ it was a sarkari bank! ๐
)
Finally, with the help of my cousin brother and a college friend, we managed to get in touch with the right people who guided us properly.๏ฟฝThey went out of their way to help us, and after two tense days, we tracked the money โ and to our surprise, it was already sitting in the head office account!
The funds had actually reached India on the same day it was sent from the US โ but the branch had failed to process it.๏ฟฝOnce the head office intervened and informed the branch, the manager finally got the undertaking signed from the buyerโs father.
And at last โ the money was credited, and the payment was completed, though two days late.
The entire journey was filled with stress, surprises, and sleepless nights โ but in the end, it taught me what real hustle looks like in real estate.๏ฟฝPatience, persistence, and people โ thatโs what made this first deal happen.
