Information for people who intend to buy flats and take on rent flats in our buildings :
1. There is shortage of water in the building.
2. Sewage water leaks into the underground well which is used for washrooms. So, water stinks and the supply is for only few hours in the day.
3. Drinking water supply is not 24 hours, it comes at 9.00 pm and shuts off at 10.00 pm. So, it is necessary to store water on Overhead tank.
4. Many residents have made illegal alterations to their flats. for e.g. some have demolished the entire wall between the kitchen and hall and made a large hall. In such cases there are water leakage problems experienced by neighbouring flats mainly the flat below the flat with illegal alterations.
5. The building is not a registered society.
6. Conveyance of the building is not handed over to the society by the developer.
7. The Developer Ms Awarsekar and Sons Pvt Ltd is a majority shareholder of Ms Unity infraprojects Ltd (a listed entity). This entity is bankrupt.
8. The temple as promised to the tenants by the developer is not built.
9. The project is left incomplete by the developer, only part OC is received.
10. The secretary, chairpersons of the society are
nearly for namesakes. Yes, check for yourself.
11. There are no rules and regulations for the flat owners.
12. Many important clauses of their agreement with the builder have been blatantly violated by the adamant flat owners by making illegal alterations to their flats and installing box grills on windows.
13. The premises are not well kept, are generally dirty every time because of people throwing garbages from their windows.
14. There is an electric substation behind building no 3 the roof of which always dirty because of mindless people throwing waste stuffs from their windows.
15. Society office bearers dont pay attention to the complaints of the residents pertaining to illegal alterations, box grill installation, throwing of garbages, fixing of sewage lines, water shortage, etc
16. The timing of water supply is not fixed and depends on the whims and fancies of the society office bearers.
17. Some flat owners consider themselves so rowdy that they beat up the poor guy who releases water.
18. There are a lot of noise pollution mainly during the evening. There is no peace. It is still like a chawl.
19. Security is not proper. Boundary wall is in dispute and not secured.
20. Fire hazard - Fire safety systems are not tested. It is junk at the best.
