Greater Agra is no longer just a master-plan announcement. Buyer demand has already arrived.

ADA received 2,176 applications for only 1,626 residential plots, creating 550 more applicants than available inventory.

The demand, however, was not evenly distributed:

Gangapuram: 1,605 applications for 908 plots

Narmadapuram: 571 applications for 718 plots

The strongest competition was reported in the MIG-I category, where applications reached nearly three times the available plots.

The residential land rate has been fixed at ₹33,000 per square metre, and allotment is scheduled through a lottery on 1 and 2 September, following document verification and corrections.

This early response indicates strong interest—but applications alone do not guarantee future returns. Actual infrastructure ex*****on, connectivity, possession timelines and development on the ground will determine the long-term value.

A major new route between Noida and Greater Noida may finally be nearing completion.

The upcoming corridor will connect LG Chowk with the Noida–Greater Noida Expressway through Sharda University Rotary, the Hindon Bridge and Noida Sectors 146–147.

The bridge has been constructed, most of the road is complete and work on the previously stalled approach road has restarted after the land issue was resolved.

Once operational, the route is expected to reduce pressure on Pari Chowk, provide an alternative during expressway disruptions and shorten certain journeys by approximately 10 km or more.

Authorities are currently targeting completion before the UP International Trade Show begins on September 25.

However, September remains the current target—not a formally guaranteed opening date.

New Noida is no longer just a plan on paper.
The Noida Authority is preparing to begin land surveys and the acquisition process across 37 villages in the first phase of the Dadri-Noida-Ghaziabad Investment Region.

The proposed compensation rate has been fixed at ₹4,300 per square metre, matching the revised Yamuna Authority rate associated with the Jewar airport region.

The complete New Noida plan covers approximately 209 square kilometres and 84 villages, with nearly 40% of the land reserved for industries.

Before any land is purchased, officials will verify ownership records, inheritance claims, khasra numbers, boundaries, crops, houses, roads and other structures present on the site.
This could eventually become one of NCR’s largest industrial and logistics growth corridors.

But remember: inclusion of a village in the survey does not automatically mean that every plot inside that village is being acquired.

Never buy land here only on the basis of a broker’s claim. Verify the village, khasra number, ownership record and official acquisition status first.

Own land, a shop or a house near a National Highway? This update could directly affect you.

The Supreme Court has tightened rules around construction near National Highways.

New dhabas, eateries and unauthorised commercial structures cannot be built inside the highway’s official Right of Way (ROW).

States have also been directed to restrict:

🏠 Residential land-use conversion within 40 metres

🏢 Commercial land-use conversion within 75 metres*

The distance is measured from the **midpoint of the highway.

This does not mean every existing house near a highway is suddenly illegal. But before buying land, starting construction or opening a business, owners must verify the ROW boundary, approved land use, building permissions and required NOCs.

One wrong assumption could turn a valuable highway-side property into a serious legal risk.

New Agra and Greater Agra are NOT the same project — and this confusion matters.

One is linked with YEIDA’s wider planning around the Yamuna Expressway belt.

The other is a separate township / housing project by Agra Development Authority.

Same region.
Different authorities.
Different project identity.
Different ex*****on timeline.

For buyers and investors, the real question is not just “where is the next growth?”

The real question is:

Which authority is planning it?
What approvals are in place?
Where exactly is the location?
And when will development actually happen on ground?

Yamuna Expressway’s story is clearly moving beyond Noida, Greater Noida and Jewar…

But smart real estate decisions are made with clarity, not confusion.

The market has revealed where real-estate capital is concentrating.

According to UP-RERA’s H1 2026 data, 143 projects were registered across Uttar Pradesh, representing an estimated investment of ₹31,952 crore.

What stands out is that nearly 61% of this investment is concentrated in just two NCR districts:

Gautam Buddh Nagar: ₹15,678 crore

Ghaziabad: ₹3,989 crore

Together, the two districts account for an estimated investment of ₹19,667 crore across:

46 registered projects

22,660 proposed homes

This is more than just a set of numbers.

It shows that Noida, Greater Noida and Ghaziabad continue to remain at the centre of Uttar Pradesh’s real-estate growth story, supported by infrastructure development, connectivity and sustained housing demand.

As per reports, UPSRTC bus services for Noida International Airport are planned from 6 AM, with buses running every 15–30 minutes depending on the route. The last bus from the airport is reported at 11:30 PM, while the last bus from Noida to the airport is scheduled for 8 PM.

A major update has come from Ghaziabad’s affordable housing segment.

According to reports, GDA is pushing PM Awas Yojana Urban projects towards completion, with a target to finish pending work by 30 September 2026.

More than 6,000 beneficiaries may get possession by the end of this year, including flats from GDA’s own projects and private developer projects.

The biggest update is from Madhuban Bapudham, where 856 flats are ready and the registry process has reportedly started.

For Ghaziabad’s lower and middle-income homebuyers, this could be a big relief after years of delay.

Agra is set for a major connectivity upgrade.

A new 717.44-metre permanent bridge is planned over the Yamuna river, connecting Gijoli to Anandi Bhairo / Dera Banjara in the Dayalbagh area. The project is expected to cost over ₹147 crore, with construction likely to begin in July and completion expected in around two years.

The biggest impact?
