Assured Return is a scheme often offered in commercial real estate projects (sometimes residential too), where the developer promises the investor a fixed, guaranteed return (monthly/quarterly) on the invested amount until possession or a certain period.
🔹 How It Works
You buy a unit (say a shop/office) in a project under construction.
Instead of waiting for rental income after possession, the developer pays you a fixed return right away (e.g., 10–12% per year).
Payment continues till possession or for a defined period.
🔹 Example
You invest ₹50 lakh in a retail shop.
Developer offers 12% assured return till possession.
Every month, you get:
50,00,000×12%/12=₹50,000
50,00,000×12%/12=₹50,000
If possession comes in 3 years, you get ₹18 lakh in assured returns before even starting rental income.
