Mahavir Enclave-I is now among Delhi’s top ten preferred localities

Just adjoining Dwarka, Mahavir Enclave-I has grown from being just an affordable locality in the South to being a preferred area of residence. The change in buyer sentiments is seen due to the upcoming Metro train and the inclusion of the locality in DDA’s list of regularised colonies. With investors entering the market in large numbers, Mahavir Enclave-I has moved up on the list of top ten preferred localities in Delhi and reached at the seventh position in the Oct-Dec 2013 quarter (as per data with Magicbricks.com).

According to Magicbricks data, the other top ten preferred localities in Delhi are – Dwarka, Uttam Nagar, Vasant Kunj, Paschim Vihar, Saket, Mayur Vihar Phase-1, Mahavir Enclave-1, Greater Kailash-1, Vikaspuri and Janakpuri.

“Located between Dwarka and Janakpuri, Mahavir Enclave-I offers properties at much lower prices,” says Hirdesh Kumar Chugh of Bharat Builders. “A 1000-sq-ft property that is available in Dwarka for nothing less than Rs 80 lakh to Rs 1 crore, and in Janakpuri for Rs 1.1 – 1.5 crore, is available in Mahavir Enclave-I for almost Rs 50-60 lakh. While there are land banks available here for further development, the locality is also proposed to be linked to the next phase of Delhi Metro, which is expected to get functional in another 2-3 years,” he adds.

What has played the most important role in driving investors to Mahavir Enclave-I is the proposed regularisation of the colony by Delhi Development Authority (DDA) in 2012. Since then, the property values in the locality have grown manifolds. Ankit Sharma, a resident of the locality says, “When I bought my single floor apartment in April 2012, it costed me around Rs 40 lakh. In the last one and two years, the property values have risen exponentially and my property is valued at around Rs 70 lakh now. With the upcoming metro, we are looking forward to more appreciation in future.”
Another factor that has worked in favour of Mahavir Enclave-I is the availability of single floor apartments. Out of the total properties available in the locality, almost 90 per cent are single-floor units. This trend is unlike Dwarka, where 90 per cent of the properties are multi-storey apartments. Even Janakpuri offers a large portion of its properties as single floor units, but the buyers have to bear almost double the cost as compared to Mahavir Enclave-I.

In terms of connectivity, Mahavir Enclave-I is hardly 7 km away from the Delhi-Gurgaon Expressway and about 12 km away from the main Rohtak Road. The international airport lies at a distance of hardly about 9 km, making it highly preferred among frequent travelers and those who want to live close to both Delhi and Gurgaon.
