What is the difference between built up area, super built up/ Salable area and carpet area?

Carpet Area: Area of the apartment/building, which does not include the area of the walls.

Built up Area: Includes the area of the walls also.

Salable/Super Built up Area: Includes the built up area, along with the area under common spaces such as the lobby, lifts, stairs, etc.

These terms are only applicable to multi-dwelling units.
The percentage relation between carpet-builtup-superbuiltup-salable is not regularized and may vary between 25% to 40% depending on property being residential, office, commercial or shops.

How does a housing finance company decide on the loan amount?

EMI or Equated Monthly Installment is the amount payable to the lending institution every month, till the loan is paid back in full. It consists of a portion of the interest as well as the principal.
EMI Formula: l x r [(1+r)n /(1+r)n-1 ] x 1/12

What is market value ( as per ready recknor /Govt rate) of a property & it's relation to stamp duty?

Market value means the price at which a property could be bought in the open market( as per ready recknor /Govt rate) on the date of ex*****on of such instrument. Such ready recknor is revised & published on the 01st January every year.
Stamp duty is to be paid on market value or actual sale value, whichever is higher.
The ready recknor was increased by 14% in January 2014.
