The demonetisation move augurs well for home buyers. It’s a given that volumes in real estate will start declining as black money exits the system and prices fall in the short-term.
There is no way to be sure that the immediate discount is the ‘fair value’. While any correction right now may look quite enticing, what if the correction is much deeper over the next few months?
In an uncertain environment such as this, it is not advisable for simple investors to take a call on market direction. This is the largest investment, and being locked into something that has a chance of losing value, or the possibility of being stalled in terms of completion or paperwork and handover, due to constraints on the part of the builder, is a risk that is best avoided.
In time, the real estate sector is likely to reorganise itself into corporatised and transparent asset class. Tax incidence and avoidance have been the driving factors behind the prevalence of the ‘cash’ component in real estate deals. It goes without saying that even the attitude of sellers and buyers regarding tax implications must undergo a significant change in the light of the Government’s recent move to curb the circulation and hoarding of black money.

Pune civic body intensifies action against property tax defaulters
PUNE: The Pune Municipal Corporation (PMC) has intensified action against defaulters of property tax. In recent actions the squads of civic body's property tax department sealed properties across various parts of the city for non payment of tax despite repeated follow ups.
Officials said that the owners were given reminders and even notices were issued telling them to make payment of property tax at the earliest. When owners failed to make payments action of sealing properties was initiated. Officials said that while sealing properties, notices were pasted on entry door of every establishment explaining the reason as to why strict action was initiated. The properties that recently faced action included commercial offices, establishments, hotels, residential societies and private plots.
The PMC has announced amnesty scheme for payment of property tax. "So far the scheme has received fairly good response from property owners. The tax payment has gone up. We have appealed to owners to come forward to make payment of defaulted tax amounts under amnesty scheme. The civic body recently has decided to give extension to the scheme to ensure that maximum defaulters would be able to make payments of default taxes", said official from the property tax department.

In its September 14, 2016, Trump has a real estate venture in India since 2011 when he signed a business agreement with real estate developer Rohan Landscapes. The venture to construct a 65-storeyed building in Mumbai did not fructify since they could not overcome government obstacles and the plan was finally scrapped two years later.
Trump later partnered with the Lodha Group for a 22-year-storeyed building (Trump Tower, Mumbai). His another real estate project in Pune links him to Atul Chordia, partner of Panchshil Realty; the Chordia family is close to Sharad Pawar, chief of political party, the NCP.
"We are very bullish on India and plan to build a pan-India development footprint for Trump-branded residential and office projects. We have a very aggressive pipeline in the north and east, and look forward to the announcement of several exciting new projects in the months ahead," the Hindustan Times quoted Donald Trump Jr. as saying.
These dealings are being seen as potential conflicts of interests for Donald Trump, who defeated Democratic Party candidate Hillary Clinton, surprising many and prompting The Telegraph to call it "America's Brexit."
