The construction industry has a problem nobody is talking about openly. The generation that built our cities does not want their children doing the same work. And the generation coming up has no interest in trades, labor or physical work at scale.

The best thing you can do for someone young is not protect them from responsibility. It is to give it to them and stay present while they figure it out.

That is what someone once did for me. It is the only way I know how to lead.

Builders do not always tell you a flat is overpriced. The market already knows - you just have to look in the right places.
Government circle rate. Comparable projects nearby. Rental yield of similar properties.
If the numbers do not add up across all three - walk away.

Most people pick between ready to move and under construction based on what looks better.
The right way is to pick based on where you actually stand.
Your budget. Your loan situation. Your timeline. Those answers already tell you which one makes sense - before you even visit a site.

And whichever you choose, one thing remains non-negotiable. Know who is building it before you decide what they are building.
