Background and Business Strategy
Background:
Building a small resort in Santiniketan was a long-standing dream of mine—a way to stay active after retirement. Sonajhuri Palli, surrounded by the serene beauty of Sonajhuri trees, was always my ideal location. In 2013, I was fortunate to acquire a 20-katha plot rich with these iconic trees. My vision was to create a lush garden and a 12-room homestay, utilizing no more than 20% of the land for construction.
To bring this dream to life, I planted over 30 fruit and flowering trees, including a red sandalwood tree that now stands over 40 feet tall. While most of the trees thrived, termites posed a significant challenge, claiming a few along the way. To address this, I replaced all wooden door and window frames with iron for easier maintenance, though my furniture is crafted from Sonajhuri wood, retaining the area’s natural charm.
After retiring in 2020 as a Corporate Director from a Fortune 500 company in Silicon Valley, I returned to India in late 2021, post-COVID. During my time abroad, I studied Quantum Mechanics in California and graduated from a prestigious university before embarking on a successful career in Silicon technology, focusing on microchip innovation.
Meanwhile, Sonajhuri had blossomed into one of Santiniketan’s most popular tourist destinations. To meet growing demand, I decided to expand the resort by acquiring an adjacent 12 katha plot in partnership with my neighbor’s resort, Titli (6 katha each). This allowed me to significantly enhance our offerings.
Business Strategy:
Through market research, I identified key insights into our target audience and seasonal occupancy trends:
1. Visitor Demographics:
• 70% Middle Class
• 20% Upper Middle Class
• 10% Affluent Guests
2. Seasonal Occupancy:
• December to Basanta Utsav (3.5 months): 50–60% average occupancy
• Rest of the year (8.5 months): 10–30% average occupancy
Given this, I focused on providing budget-friendly rooms with luxury amenities to appeal to a broader audience. Our facilities include:
• A beautifully landscaped garden
• A sizable swimming pool
• A rain dance area for kids
• Sports amenities like badminton, carrom, and table tennis
• A large restaurant serving quality food
Accommodation Details:
• 3 double bedrooms designed for four people
• 8 triple-occupancy rooms
• 35 double-occupancy rooms
With this approach, La Sonajhuri Resort offers an ideal mix of comfort, affordability, and premium amenities, making it a standout destination in Santiniketan.
I have recently taken the initiative to reassess the value of my property at Sonajhuri. Based on current market trends and asset evaluation, here are the findings:
1. Recent Market Sale: A nearby 12-katha plot, located just one plot away from the main road, was recently sold for ₹98 lakhs. Our property, La Sonajhuri, is directly on the main road, placing it in a more advantageous position.
2. Land Valuation: Given its prime location, the land value of La Sonajhuri should reasonably be estimated at ₹7 lakhs per katha. With 26 kathas, this equates to approximately ₹182 lakhs.
3. Built-up Area: I personally re-measured the constructed area, which stands close to 19,000 sq. ft., as opposed to the 21,400 sq. ft. recorded in government documents. Based on your valuation of ₹2,100 per sq. ft., the constructed area alone is worth ₹399 lakhs.
4. Parking Area: The property includes a 9-katha dedicated parking area. At ₹3.5 lakhs per katha, this adds up to ₹31.5 lakhs.
5. Assets & Infrastructure: The property includes a range of valuable assets:
• Swimming pool
• Five decorative fountains
• 62.5 kVA generator
• 48 solid wood beds with mattresses
• Hundreds of pillows, bed sheets, towels
• TVs, geysers, tea table sets
• Full restaurant setup with furniture, refrigerators, freezers, and utensils
• 50 kVA power supply (₹3 lakhs investment)
• Fire safety system (₹4.5 lakhs)
• Deep tubewell and a secondary well for water backup

6. Time Factor & Business Viability: Time plays a critical role in developing a successful resort. It generally takes at least five years to build and stabilize a profitable operation from the ground up. La Sonajhuri is now a turnkey business with an annual net earning potential of ₹160 lakhs.
In summary, with a total investment exceeding ₹7 crores, this property represents a valuable and well-established opportunity.
