A) CONSTRUCTION
1)STRUCTURE :

- Interior: 4" thick brick work and plaster with white putty
- Exterior: Double Coat plaster with weather proof exterior paints,
B) FLOORING
-->MAIN FLOOR : Vitrified Tiles flooring with same skirting
(Basic Rate: Rs.700/- per BOX.)

-> STAIR CASE : Marble will be provided on stair step
(Basic Rate: Rs.50/- per sq.ft.)
--> KITCHEN : Sandwich type Green Marble kitchen platform with standard
quality S.S.square sink & Slab Level glazed tile.( Basic rate of
green marble Rs. 180/- per sq.ft, Basic Rate of sink up to Rs.700/-
& Basic rate of Glazed tile: 200 RS per BOX. )
NOTE: Length of Kitchen Platform Will be Given maximum 2’X 10’ ft . by The
Contractor.(Basic Rate For Kitchen Platform , Rs.1200/- R.ft.)
--> BATHROOM : Full wall dado with designer glazed tiles & spartek tile’s floor. ( Basic rate of glazed tile R300/- per BOX & Basic rate of
spartek tile : Rs.250/- per BOX )
--> WASH BASIN: Standard running size ( 15” x 18” ) & running color wash basin
( Basic Rate: 300/- only )
EXTRA CHARGED WORK DONE :
1) Any type self of Marble & granite in bath & kitchen.
2) Any type of window sill & umbra of marble & granite.(Granite umbra : Rs.400/- per R. ft basic rate of granite : Rs.160/- per sq.ft & Marble umbra : Rs.250/- per R. ft , basic rate of marble : Rs.40/- per sq.ft )
3) Third quality Glaze tile & Tikadi work in Terrace.
4) Elevation Glaze tile work.
5) In these rate there will be a only one common Toilet block considered that means any toilet block for master bed will be considered as extra item.(Basic rate , 800/- per Sq. slab area of toilet block)
NOTE: Any type flooring work in ground floor or without first floor, like compound flooring, G. Will not be covered in the rate.
3) CARPENTRY
-->FRAMES : All Door & window frames are made from cement frame with out grill. (Basic rate : Rs.800/- per frame)
--> DOOR :(1)MAIN DOOR ;Attractive design & melamine Polished with standard safety lock & other Decorative fitting .One side designer laminated sheet & other side white laminated sheet.(Basic rate:Rs5000/- per No.+350 accessories)
(2) Internal Doors: Good quality flush doors ( 35mm ) with oil paint & necessary regular S.S. Hardware’s (Basic rate : Rs. 3000/- per No. +350 accessories)
--> WINDOWS : Fully glazed shutters of Nigerian teak wood frame with size of 3” X 1.5”. ( Basic rate of glass: Rs. 20/- per sq ft. )
Note: Only one Standard Size of door and Window will be provide to each room except living room. Any type of fabrication work will not be held by the contractor.
4) PLUMBING:
-->Concealed plumbing with high standard UPVC Pipe fitting & standard quality cp fittings.( finolex or supremo pipes)
--> Open plumbing for drainage with supreme PVC pipes.
--> All water supply pipes size of 1”/0.5” is used.
--> All drainage pipes size of 3”/4”/1.5” is used.
--> Necessary plumbing pointes given for toilet block & kitchen.
--> Over head water tank buy by owner.
--> Under ground water tank are not included in contractor. BASIC RATE OF BATH FITTING :

5) ELECTRIFICATION :
-->Concealed good quality (ISI) copper flexible wiring with adequate number of points ( 4.0 No. per brass), & Branded modular Switches in all rooms.
-->TV. Telephone & Bell Point in Drawing room & two power points for home appliance. & one two-way point for stair.
-->Centralized Distribution Board with MCB for safety & protection.
-->Note: (Basic rate: Rs.500/- per Point.)
6) PAINTS:
-->Internal walls will be finished with Birla White Putty.
-->External walls will be finished with Good quality Cement paint & Ace color.
-->Doors & windows will be finished with oil paints. All the Particulars given here, under Construction Specification any Additional items OR Change in the work will be considered as extra work.The List for extra work is given separately & accordingly to it extra rate has to be paid by the owner to the contractor
Owner will be responsible for the arrangement of Electricity & water on Site, Also responsible for removal of solid waste (charru) from Construction work Rate Rs./-will be considered according to the Total constructed of R.C.C slab of super structure on site, Rate Rs./- will be considered only for the Ground, First Floor with material. NOTE: Service Tax will be extra or any Government Tax would be extra. Contractor will be considered above mention Rate up to Six Months till the given date of quotation. During the Construction, if Material cost increase above 5% which Difference will be Paid by the owner . Rate Difference during the Material Selection Which will be Paid By the Owner Directly.
