The first few months drove me crazy.

You walk into a shop and the owner is talking to someone. They don’t even notice you right away. It’s almost as if you don’t exist 😅

No rush.

They finish the conversation, smile, and only then turn to you — as if time itself doesn’t exist.

I came from England.

A place where every minute is scheduled. Where being late is considered disrespectful. Where “fast” is a virtue.

In fact, being 5 minutes early is often considered arriving on time.

I remember when I was pregnant with Zara and had a routine appointment at the hospital.

I arrived 5 minutes late because I had been waiting for a parking space. I had even planned extra time for it, but the wait was longer than expected.

I was 5 minutes late.

Not only did they refuse to see me, they wouldn’t even reschedule the appointment.

They simply said:

"We'll see you at your next scheduled appointment."

Three months later.

I ended up paying for a private visit.

And then I came to Sicily.

Here, it feels like a different planet.

People actually get annoyed when you rush them because you're creating stress for everyone else 🙈😁

Lunch is an event, not a break.

A neighbour stops you in the street and it's completely normal to stand there talking for twenty minutes.

And people don't seem tired in the way I was used to seeing people tired.

At some point I stopped fighting it and started observing.

And I realized something.

These people aren't lazy.

They've simply decided what matters.

And they don't apologize for that decision.

And rushing definitely isn't on their list of priorities 😅

Sicily isn't for everyone.

But for the people it is for... it changes something inside you.

Not overnight.

Slowly.

I've been here for almost three years now.

And honestly, I'm still learning. It's not easy 😅

This is one of those stories I think about often.
A couple from the UK came to us with a clear wish list - specific region, specific type of property, specific budget. We did what we do: searched, filtered, visited, and came back with 10 options. One of them was a villa that ticked every single box. The location was exactly what they wanted. The price made sense. On paper, it was the one.

But from the very beginning, we were honest with them - we had worked with the broker handling this property before, and our experience wasn’t positive. We told them clearly: take that into account when you make your decision. Put it on the scale.
The villa was heavier than the warning.

They fell in love with it, and I completely understand why. When a place feels right AND it’s in the right location AND it fits the budget - it’s very hard to walk away. So they moved forward, signed a preliminary agreement, and started preparing to move their lives to Sicily.

Then came a long period of “the documents are almost ready.” Weeks turned into months. Things kept needing to be sorted. We kept following up. They kept being told: soon.
When we finally reached the notary - that’s when it came out.

The entire villa had been built without a building permit. Not a small irregularity. The whole thing. Legally, it couldn’t be sold.
And here’s what made this truly frightening: by that point, they had already given notice on their rental in England. They had quit their jobs. They had bought tickets to Sicily. They were ready to move. They had nowhere to go.

We fought hard to get their deposit back from that broker. We got it. And then we started again - ound them another villa, one with clean documentation, in a region they loved just as much.
Today they live in Sicily. Happy. Settled. It worked out.

But it could have been devastating. And the only thing that stood between them and losing everything was catching that missing permit at the notary’s table - which is exactly why, when clients work with us through the full purchase process, we don’t just find the house. We check what’s underneath it.

Is Sicily safe to invest in?
I get asked this every single day. In DMs, in comments, in consultations. And I get it — Sicily has a reputation. The mafia movies, the "€1 houses", the stories of endless bureaucracy.
So let me give you an honest answer. Not a sales pitch. Just what I've seen after 3 years of living here and being part of 20+ property deals.
Yes, Sicily is safe to invest in. But — and this is important — only if you do it right.
Here's what goes wrong for most people:

🤌 They skip the document check. In Sicily, a property can look perfect and have serious paperwork issues underneath. Unauthorized structures, cadastral mismatches... We've seen deals fall apart at the notary because nobody checked earlier.

🤌 They trust the wrong broker. Not all brokers here work in your interest. Some work only for the seller. Some of them simply lack motivation to work. Knowing who to trust is everything.

🤌 They fall in love before they verify. It happens every time. Someone sees a beautiful stone house, beautiful views, beautiful price — and they stop asking questions. That's exactly when mistakes happen.

We've been there. We've fixed situations that looked unfixable. We've helped clients get deposits back when deals went wrong. We know what to look for because we've seen what can go wrong.

And here's the other side of it:
Sicily right now is one of the most undervalued property markets in Europe. Prices that don't exist anywhere else in an EU country. A quality of life that people move here for and never leave. A market that is quietly growing while most people are still sleeping on it.

No, I’m not saying there are no villas for €40,000 in Sicily.

What I’m saying is that when people start searching for a villa with that kind of budget, they very often end up looking at properties that seem like an “amazing opportunity”… until the real problems start appearing.

Unresolved paperwork.

Major renovations. Half the villa literally falling apart 😅

Poor access (the road crosses someone else’s property and there’s no other entrance - true story).

Problems with water or electricity.

Or compromises that initially seem small… but later become exhausting.

And this is exactly the difference between simply finding a “cheap property”… and finding something that actually makes sense for you.

Because with this budget there ARE good opportunities — but you need to search for the right type of properties in the right locations.

Otherwise, it’s very easy to fall in love with the idea… and later pay a very high price for it.

Three years ago, Stefan looked at me and said:
“You’re crazy.” 😅

Then we sold everything we had in England, bought a van, loaded it with our tools and clothes… and moved to Sicily with three kids, a cat, and a dog.

And honestly — he had a point.
It was a crazy idea. Stefan has always been the one who likes to play it safe. I’m the risk-taker. That’s how we’ve balanced each other throughout our whole marriage.

But when I said:
“We’re moving.”
He said:
“You’re crazy.”. …and then:
“Oh… okay.” 😅

And honestly, it wasn’t easy.

Not for him.
Not for me.
Not for the kids.
Not even for the animals…

During those first months, I watched him go quiet. Wondering whether we had made the right decision. Worrying about money. About the kids. About leaving behind everything familiar - everything that made him feel secure and where he knew exactly what he had to do to provide for us. And he left all of that behind.

There were moments when I thought:

“Maybe I really am crazy.”

But little by little, things started falling into place. We got to know our neighbors. Stefan started talking to builders — first through Google Translate, then without it. Then came the agents.
The notaries. At first they talked and he stayed quiet. Then he started answering. And now he’s confident in what he knows — and in a phone call you can tell people can’t fool him anymore 😅 He started noticing the views and smiling more.

And one day, sitting on the sofa, watching the sunrise with our coffee, he said:

“I’m glad I joined you in the madness.”

We’re not saying Sicily is easy.
We’re not saying there aren’t days when we wonder why we’re here.
We’re saying something else:

If we had to choose again… we would still come.

And for me, that’s the greatest support I’ve ever received. Not words before we left.

But years of building a life here — together ❤️

Netflix and real life have a few differences 😅

We moved to Sicily dreaming of a better life — with two kids, a dog, a cat, and one huge bag full of hope that everything would work out exactly the way we imagined.

But very quickly we realized that reality had very little to do with what movies show.

Life without a kitchen. Renovations that never seem to end. Builders who don’t show up. Exhaustion. Dust. And everyday life teaching you to accept things as they are — not as you wish they would be.

That’s exactly why I started sharing here not only the beautiful moments, but also reality as it is.

Because over time I realized something important:

There is no perfect place.

There is only a place that fits you — if you know what you’re looking for and what you’re willing to accept.

And from those stories came the questions. Then the consultations.

After seeing hundreds of properties, I started noticing something very interesting.

People often show me a property and ask: “Do you like it?”

And honestly… that’s never the right question. Because there is no universally good property. And even if I like it, that doesn’t mean it will work for you.

There’s only a property that works for a specific person and a specific lifestyle.

There have been properties that looked absolutely beautiful and yet I still wouldn’t choose them for myself. Not because they were bad. Not because they were expensive.

But because I know what kind of life I want to live.
