An architectural haven nestled in the rolling landscape of Gualdo, Macerata. Owned and curated by a Dutch creative couple—Marleen, an interior designer, and Jeroen, a custom furniture maker and digital developer—with 15 years of deep roots in Le Marche. Together, they operate their local design studio, Joefster & Co srl, and the premier Inoout Design concept store and showroom in nearby Sarnano. Colpo di Fortuna balances the raw beauty of central Italy with high-end, bespoke artistry—creating a tranquil, adults-only garden oasis crafted to feel entirely like home, framed by a spectacular panoramic view of the majestic Sibillini mountains. This serene estate offers a thoughtful balance between vibrant social connections in our communal areas and absolute personal privacy in your own space, operating as a luxury mini agriturismo with an olive-producing estate and Paulownia plantation.
🌿 THE TERRACED LANDSCAPE & OUTDOOR LIVING
The estate embraces the art of slow living across a dramatic 50-meter elevation slope, offering plenty of room to unwind and enjoy the outdoor Italian lifestyle. Guests can enjoy panoramic morning coffee on iconic blackcherry-colored Fermob benches on the main terrace, or share open-air dinners under a mature grapevine at the long communal Fermob dining table. The wooden outdoor kitchen pavilion features a relaxed social bar with matching Fermob stools, a traditional Städler wood-fired pizza oven, and the iconic Ofyr BBQ grill, alongside various intimate lounge terraces scattered throughout the grounds. For recreation and relaxation, the estate features professional Norwell outdoor fitness installations nestled in quiet seating corners and a pristine saltwater pool lined with Fermob sunbeds, shaded by flexible, multi-directional Umbrosa umbrellas. A dedicated pool shade house features a convenient private toilet and shower, Fermob rocking chairs, and a mobile coffee table, with free pool-side Wi-Fi and device charging points running throughout the garden.

Our three self-catering units—Oviv, Gualdo, and Amsterdam—showcase a creative, warm modern-retro design. Each apartment features its own unique color palette, custom furniture handcrafted by us, and a curated mix of design classics.
Every bedroom across all units is equipped with premium medium Dorelan boxspring beds (2 meters long) for the ultimate night's sleep. For modern entertainment and climate comfort, each apartment is fully integrated with a Sonos sound system, live TV apps for international channels, and Netflix connectivity, alongside motorized sunscreens, modern Create ceiling fans with remote-controlled integrated lighting, and sleek Dyson Purifier Cool towers as an eco-conscious and healthier alternative to traditional air conditioning.

Private Outdoor Space: Both apartments feature an elevated private panoramic mountain terrace equipped with a premium Monolith BBQ and Fermob outdoor seating.
Boutique Interiors: Inside, the fully equipped kitchens feature a large SMEG retro refrigerator, a SMEG/Lavazza capsule coffee system, milk frother, a stick blender, a citrus press, and an electric kettle. Interiors include B&B Italia sofa's, design lamps and custom made wooden tables and wardrobes and local art works.
’Amsterdam’ (2-Bed) — Ground Floor Apartment
Private Outdoor Space: Opens directly onto its own private, fenced lounge terrace nestled in the gravel, beautifully styled with a shading tree, vibrant plants, a premium Monolith BBQ, and lounge seating.
Boutique Interiors: Inside, the curated kitchen features amongst others a large Severin retro refrigerator, a high-end 'De Longhi Magnifica' bean-to-cup espresso machine, and a Lavazza milk frother. Interior include Norman Copenhagen dining set, a Innovation Living lounge sofa, Patricia Urquiola chair, design lamps, custom made wardrobes and local art work.
