This week’s free newsletter is packed with some of the best affordable finds I’ve seen in a while — starting with a Lazio fixer-upper for just €14K. Yes… fourteen thousand. It needs work, but the bones, the setting and the price make it one of the most exciting steals of the year.

From there we head to Tuscany, where an ancient-village lock-up-and-leave for €45K offers a low-maintenance base in one of Italy’s most atmospheric regions.

Then there are two Ligurian apartments with incredible views — one at €55K and another at €99K — already a seriously strong line-up.

But it doesn’t stop there. This week also includes new picks in Umbria, Lombardy and Piedmont, each with its own mix of charm, character and potential.

And because so many of you love a villa moment, this issue also includes a look inside the latest Over 100K Train Edit, which this month has a villa focus:

• a Lombardy villa tucked into a big private garden
• an Umbrian home within walking distance of the historic centre
• and a lake home with postcard-worthy lake views

If you love discovering Italy’s hidden property gems, this week’s picks are a good one.

If you missed this newsletter, just commetn 151 and I'll DM you the link!

This might just be my favourite find of the month.

In the late 1930s, a Milanese family chose this quiet Lombardy village as the setting for their holiday home. On a generous 1,100‑sqm plot, they built a 3‑bed, 2‑bath, 235‑sqm villa and named it after the lady of the house: Cesarina.

Nearly a century later, Villa Cesarina still stands as a fully independent period home spread across three levels, each one preserving its original proportions and charm.

The ground floor (around 90 sqm) opens with an entrance hall leading to a living room, a lounge, an eat‑in kitchen and a bathroom. Upstairs, the first floor mirrors that layout with three bedrooms, a bathroom and a balcony overlooking the surrounding greenery.

This beauty was one of more than 30 properties featured in the February Over 100K Train Edit — and its price will be going up soon, so timing matters on this one.

The Train Edit is currently just €4.99 and opens up a world of possibilities for owning a home in a town with a train station.

Running a little late this month… but the Over 100K Train Edit is finally here, and we’re travelling the length of Italy to make up for it.

We start in the north — Lombardy, Piedmont and Friuli Venezia Giulia — where lake towns, wine country and elegant villas set the tone. I’m especially obsessed with a villa in Airuno this month… pure magic.

From there we roll south through Umbria, Lazio, Abruzzo, Tuscany and Liguria, picking up everything from countryside villas to historic‑centre gems.

Think lake views in Lazio and Lombardy, villas in Umbria, Tuscany, Lombardy and FVG, and atmospheric finds tucked into medieval streets in Abruzzo, Tuscany and Puglia.

And then we finish in Puglia, where whitewashed towns, warm stone and Adriatic light wrap up the journey in the best possible way.

A cross‑country edit full of villas, villages, coastlines and character — late, yes… but absolutely worth the wait.

This beauty is almost too pretty to share — but here we are. This 2‑bed, 1‑bath, 150‑sqm stone farmhouse is country living at its most effortless: fully renovated, full of charm, and wrapped in the kind of outdoor space that makes you want to slow down and stay awhile.

On the ground floor, a large eat‑in kitchen with a wood‑fired oven opens onto a portico and a panoramic terrace — long lunches, golden‑hour evenings, all sorted. Upstairs, there are two bedrooms, a living room, and a spacious bathroom, all finished with that quiet, simple elegance that suits rural life.

Outside, you get a cellar, agricultural outbuildings, and 6,000 sqm of planted land — privacy, space, and a truly bucolic setting.

The exposure is excellent, adding to the sense of openness and calm.

This home was one of 30+ properties featured in the February €100K & Under Train Edit — a monthly guide to the best affordable homes in Italian towns with train stations. It’s just €4.99, and it opens up a whole world of location possibilities.

This week’s free newsletter is a good one — the kind that makes you wonder how Italy still has this many gems hiding in plain sight.

I've rounded up four under‑€50K homes in historic centres, each one dripping with character and that irresistible old‑town charm.

Then we head into renovated‑to‑perfection beauties in Tuscany, Umbria and Sicily, the kind of places that make you want to pack a bag and move tomorrow.

And yes, there’s even a cute‑as‑can‑be Piedmont property with lake views that feels straight out of a storybook.

Plus, a little sneak peek from this month’s Train Edit: an Abruzzo villa with 6,000 sqm of land — a proper countryside dream.

And a quick heads‑up: the price of the Train Edits is going up at the end of the month, so now’s the moment to lock in the lower price if you’ve been thinking about it.
