THE PROJECT

The project is the result of the restoration of the existing villa in the light of contemporary housing requirements and the current criteria of anti-seismic engineering. Each residence will be equipped with comforts of the highest standard to allow for a comfortable living experience that can be extended comfortably throughout the year, even though it is located within a portion of nearly unspoiled pinewood. The adoption of new housing layouts means that each of the four duplex residences enjoys an indigenous garden, naturally obtained within the pine forest, while maintaining appropriate levels of privacy. The appliances are autonomous with particular attention to energy-saving. Each residence has a covered carport and an external wooden storage shed for sheltering bicycles, garden furniture and equipment.

THE VILLA

The villa in the pinewood of Marina di Castagneto Carducci that we are presenting fits right in that niche of quality architecture realized between 1958 and 1960 from the plans of the Turin architect Gabriele Manfredi. It is characterized by the presence of a main structure constructed on two levels with a horizontal orientation, generous glazed windows set off by rustic plaster surfaces and by a secondary body entirely clad in limestone, different in its volumetric register and the placement of openings. The juxtaposition of the two volumes is resolved with evident contrasts but not without a certain poetry, considering that the building is immersed in a tree-lined park of about 2770 square meters with a topography influenced by the presence of dunes.

The architecture of the villa does not seek to be camouflaged in the surrounding landscape but manifests, instead, a dignified and persistent presence and though if artificial in character, it is nevertheless perfectly integrated. In addition to the austere geometries contrasting with the persistent curvilinear dune lines, the system of openings and the large plastered surfaces all testify to it.

Immersion within pinewoods is the defining characteristic of the property’s landscape. This has two advantages in that the villa and all of its outer peripheries are not visible from the surrounding public roads, only the presence of numerous pines that dot the property, and the other is that any view of the urban landscape of Marina di Castagneto is blocked by the thick surrounding vegetation.

THE CONTEXT

The presence of the pinewood ecosystem, which cloaks in a nearly continuous manner the Tuscan coastal landscape between the area of ​​the Apuan Alps and the promontory of Argentario, gives these areas a specific character and identity, evident also when there is the presence of urban structures among the various species of plant life.

The construction on the dune area covered by coastal pinewood near Marina di Castagneto derives from an urban plan elaborated by Giancarlo De Carlo¹ in the fifties which, clearly based on the topography, preserved unaltered the trunks of marine and domestic pines . Within the trajectory system designed as a lattice-work between the trees, predominantly holiday homes of one or two floors, were informally arranged as a collection of objects with a heterogeneous formal character. De Carlo’s project heralded an environment domesticated but the hand of man without overwhelming a certain ruggedness of coastal life and atmosphere, clearly in debt to the experience of marine construction that has drawn on the Italian cultural tradition, while at the same time being extremely refined, because of deliberate selectivity in the introduction of the comforts of the urban residence.

The vision proposed by De Carlo is, however, was pursued in only some construction projects within the pine forest by refined and well-trained professionals who worked in the fifties and early sixties, mainly from the Florentine, Milanese and Turin schools. The style of architecture is now characterized by horizontal planes of an organic-modernist flavour, consisting entirely of the spatial display of plastic configurations, often faced with stone or constructed of exposed concrete, treated as an abstract stone element suitable for organic integration into the “pinetato” environment.
